Why Stormwater Management Matters for Commercial Properties

Standing water on commercial parking lots is more than an inconvenience - it is a liability. Flooded lots keep customers away, damage vehicles, and accelerate asphalt deterioration. When water has no clear path off your property, it pools at low spots, erodes the base layer beneath your pavement, and infiltrates cracks faster than dry conditions allow.

Properly installed catch basins collect surface runoff and direct it to the storm drainage system before it can cause damage. D&J Contracting installs new catch basins as part of new construction, lot renovations, and standalone drainage improvement projects throughout Southeast Michigan.

Properties That Need Catch Basin Work

Retail and shopping center parking lots, office parks, industrial sites, loading dock areas, service drives, multi-tenant commercial properties, and any paved surface with recurring standing water problems.

Our Catch Basin Installation Process

Every catch basin installation follows a careful sequence to ensure the basin is correctly positioned, properly anchored, and integrated with your pavement so it functions correctly for years without settling or shifting.

  1. Site Assessment - We evaluate drainage patterns, existing utility locations, and pavement conditions before excavation begins.
  2. Excavation - We saw-cut and remove the asphalt, then excavate to the required depth while protecting adjacent pavement.
  3. Sub-Base Prep - We compact and grade the excavated area to provide a stable, level base for the new basin.
  4. Basin Placement - We set the precast concrete basin box at the correct elevation for positive drainage and proper grate height.
  5. Connection and Backfill - We connect the outlet pipe to the existing storm system, then compact backfill in lifts to prevent future settlement.
  6. Concrete Collar - We form and pour a high-strength concrete collar around the basin to prevent pavement collapse under traffic loads.
  7. Asphalt Restoration - We patch the surrounding asphalt to match grade and provide a smooth transition to the existing surface.

Signs Your Property Needs a New Catch Basin

Recurring Standing Water

Water pooling in the same spots after every rain means your current drainage is undersized or improperly positioned for the lot's actual runoff volume.

New Construction or Lot Expansion

Adding paved area changes the drainage load. New catch basins are typically required to handle the increased runoff from expanded impervious surfaces.

Water Near Building Entries

Stormwater flowing toward building foundations, loading docks, or main entries creates safety hazards and potential structural damage. Properly placed basins redirect that water away.

Built Right the First Time

"A catch basin installed at the wrong elevation or without a proper concrete collar will fail. We do the assessment first so we know what depth, what sizing, and where it goes - before a single shovel goes in the ground."

Frequently Asked Questions - Catch Basin Installation

What factors affect the cost of catch basin installation?

Site preparation requirements, basin depth, size, material choices, connection to existing storm lines, and the extent of asphalt restoration all affect cost. We provide a detailed quote after a site assessment.

How long does installation take?

A single basin installation typically takes 1-2 days. Multiple basins or complex drainage tie-in work may require additional time. We coordinate the schedule to minimize disruption to your site.

When can the area be used after installation?

The concrete collar typically requires 24-48 hours to cure before the area is open to vehicle traffic. We provide specific guidance based on conditions at the time of installation.

Are permits required?

Permit requirements vary by municipality. Connecting to a public storm system typically requires a permit. We advise on local requirements and coordinate as needed.

What happens if I ignore standing water on my lot?

Standing water accelerates pavement base erosion, increases crack frequency and pothole formation, creates slip-and-fall liabilities, and can flood adjacent building areas.
