Project Scope Overview

This case study outlines a comprehensive project aimed at rejuvenating the parking facility at the Fremont, OH, Fifth Third Bank. The project’s breadth included sourcing all necessary materials, labor, equipment, and supervision to execute paving, restriping, and related tasks in alignment with the stipulated contract documents. Central to this initiative were considerations regarding project expenditure, ensuring uninterrupted client access, maintaining on-site safety, and adhering to a meticulously planned project phase schedule.

To address the client’s specific needs, our approach included:

  • The development of detailed phase maps and schedules, facilitating transparent communication with the bank’s clientele about the ongoing construction activities.
  • Initial and ongoing consultations between our project management team and the bank’s branch manager to clarify the scope of work, the project timeline, and phase mapping.

Project Execution Steps

  1. Preparation Stage: The parking lot underwent a comprehensive milling process to a depth of 1.5 inches, followed by a thorough surface cleaning using power sweepers to remove all debris, which was then hauled offsite to an authorized recycling center.
  2. Asphalt and Concrete Removal: Targeted areas were excavated to the base for full-depth asphalt repair, and spaces designated for new ADA-compliant concrete pads were prepared, ensuring a gradient of less than 2% slope in all directions for accessibility.
  3. Infrastructure Rehabilitation: Work on catch basin aprons included the removal and preservation of frames and covers, with deteriorated manhole block components replaced and set to the correct height before reinstatement.
  4. Concrete Pouring and Finishing: The concrete was poured with the necessary reinforcement and finished with tool joints and saw cuts, adhering to standard concrete specifications for durability and longevity.
  5. Asphalt Surfacing: The area was coated with an SS-1 bonding agent, followed by the application of 5E1 asphalt at a depth of 1.5 inches, chosen for highly durable topcoat and smooth and tight surface finish.
