Commercial Properties We Service in Eastpointe

We maintain commercial pavement for properties that need safe access, clean traffic flow, and fewer repair surprises across Eastpointe and nearby Macomb corridors.

  • Retail Centers & Plazas, where crack control, striping visibility, and ADA route upkeep keep shoppers moving and reduce liability at entrances, crosswalks, and loading edges.
  • Industrial Parks & Warehouses, where heavy axle loads, turning stress, and oil exposure punish weak pavement fast if the surface and joints do not stay ahead of the wear.
  • HOAs & Multi-Family Complexes, where maintenance protects resident access, keeps trip hazards down, and helps the lot hold up under steady daily use without constant patching.
  • Municipal & Institutional Facilities, where disciplined upkeep supports public access, code compliance, and safer circulation for staff, visitors, and service vehicles.

Built for Michigan Weather: Our Eastpointe Parking Lot Maintenance Standards

Our lot maintenance lasts longer because we fix the parts that fail first, not just the surface that people see. In Eastpointe, standing water and freeze-thaw cycles will work on any weak point, so we start by moving runoff away from low spots, cleaning and restoring drainage paths, then checking the sub-base where settlement usually begins. That approach keeps small cracks from turning into wider breaks, reduces patch frequency, and helps property managers avoid the cost of early tear-outs and repeat repairs.

  • Drainage first: We correct water flow before it sits in the pavement. Water is what turns a small crack into a larger repair bill.
  • Sub-base support: We look below the surface for soft spots and settlement. If the foundation moves, the lot fails early and costs more to keep patching.
  • Cold-weather mix: We use maintenance methods that hold up through Michigan freeze-thaw cycles. That slows cracking, protects traffic lanes, and stretches the time between major repairs across Macomb.

Common Parking Lot Maintenance Projects We Handle in Eastpointe

  • Retail centers along 9 Mile and the Gratiot corridor usually call us after traffic lanes start raveling, potholes open at drive aisles, and water sits at the curb line. We clean out failed edges, rebuild the damaged section where the base has softened, then seal the surrounding cracks so the fix holds up under daily turning loads.
  • Industrial yards near I-94 put different stress on pavement. Forklifts, delivery trucks, and tight turning movements punish joints and slab edges fast. We correct broken concrete panels, stabilize settled spots, and tighten drainage around the work area so heavy traffic does not keep driving the same failure back into service.
  • Property managers in Eastpointe also ask for ADA updates when striping fades or routes no longer match current use. We rework accessible stalls, access aisles, curb ramps, and path markings so the lot reads correctly for users and inspectors, while keeping the layout practical for real traffic flow.

D&J did a great job on our facility parking lot when we were in need of some asphalt catch basin repairs. They were professional, accommodating to our traffic needs, quick and thorough with the repairs, and back promptly after a week to retrieve their barriers. Their quote process was easy, and their pricing was incredibly reasonable for the work done. We are very pleased with D&J and recommend them highly.

D&J Contracting is a fantastic vendor. I manage a very large portfolio of retail stores and they are in my top 1% of all vendors. I give them my MOST enthusiastic recommendation. They care, they provide the best quality and customer service out there. Always go above and beyond and even take on special projects that are outside their main scope of work when I'm in a pinch. No job is too big or too small for them!

Nothings but professionalism, everything done as requested and on time.
My project involved multiple services and pulling permits and I had several quotes and most companies don’t offer multiple services or don’t pull permits and you have to do it yourself.
D & J is the only company who takes care of city permits and takes care of all the services you need from start to finish. They also update you on everything, keep you in a loop and confirms everything with you.
In our specific case we needed a curb cut, driveway leveled and parking lot sealed and coated so low sports vehicles can safely pull in without scraping the bottom and D & J did it so well you can pull in even on skateboard now.
Highly recommend D & J, top quality, smooth process.

D&J was one of several companies I contacted for a quote to pave my 100’ driveway in May/June of 2021. They delivered a competitive quote, and I was further impressed by their professionalism and quick correspondence. After I hired D&J for the job, they came out to my residence within two weeks and paved my driveway in a single day. The driveway looks fantastic! The crew who paved it was friendly and quick-working, and the driveway is perfectly flat and slopes toward the road so there is no significant puddling (the attached photo is moments after a hard rain). It has been about four months since installation, and the driveway still looks impeccable. I was also contacted by D&J after the work was completed to ensure I was completely satisfied. I’ve had the misfortune of dealing with several subpar contractors in the construction industry in the recent past—but D&J is an exception to the rule. They were competitive, responsive, professional, and focused on quality and customer satisfaction. I was left very impressed. I have some future site work planned for my property, and I will absolutely be contacting D&J again.

Eastpointe Permits & Codes Handled For You

We take the permit burden off your desk before work starts. For a lot in Eastpointe, that means we handle the paperwork with the Building Department, pull any required Dumpster or ROW permits, and clear MissDig before a shovel touches the ground. That sequence keeps utility conflicts out of the job, avoids delays at the curb, and lets your team stay focused on tenants, deliveries, and daily operations instead of chasing approvals.

Frequently Asked Questions about Parking Lot Maintenance in Eastpointe

When should we schedule maintenance?

Spring through early fall gives us the best window because crack sealing, patching, and surface repairs need stable temperatures to bond and cure correctly. In Eastpointe, we also try to line the work up before heavy holiday traffic starts putting extra stress on the lot.

How do you keep our business open during the project?

We phase the work so customers and deliveries can still get in, and we set clear access points before crews mobilize. That keeps downtime down and avoids the cost of shutting a property longer than needed.

How do you prevent winter weather damage?

We stop water from getting into cracks, joints, and low spots before freeze-thaw cycles widen them. Clean drainage, timely sealing, and small repairs done before cold weather save more money than waiting for spring failure in Macomb.
