Why Asphalt Crack Filling Is the Most Cost-Effective Maintenance You Can Do
A crack looks cosmetic, but it's a structural threat. Water enters, weakens the base, and freezes through Michigan winters — widening the crack, undermining support, and eventually creating a pothole that costs 10-20x more to fix than sealing the crack would have. Commercial property owners who invest in regular crack filling typically extend pavement life by 5-10 years.
D&J Contracting uses hot-pour rubberized crack filler — the commercial standard — not cold-pour products that crack in cold weather. Our crews apply materials under the right temperature and moisture conditions for lasting results.
Types of Asphalt Cracks and How We Treat Them
Linear & Transverse Cracks — Straight cracks running with or across the pavement. Non-working cracks that don't move much with temperature. Hot-pour filler applied directly provides excellent sealing.
Edge Cracks — Cracks along the pavement perimeter, often caused by inadequate edge support. We fill and may recommend edge patching depending on severity.
Reflective Cracks — Cracks mirroring underlying joint patterns. Routing improves adhesion for these.
Block Cracking — Large rectangular sections cracking apart, typically caused by asphalt hardening with age. Crack filling extends service life, though pavement may be nearing end of life.
Alligator Cracking — Interconnected cracking indicating base failure. Cannot be fixed with crack filling alone — requires full-depth patching.
Routing vs. Direct Filling — For cracks with significant width or movement, routing creates a clean reservoir for sealant and improves adhesion. We recommend routing when it meaningfully extends repair life.
When to Schedule Crack Filling in Michigan
Asphalt crack filler bonds best when pavement is dry and temperatures are consistently above 50°F — in Michigan, that means May through October. Inspect your lot every spring after the thaw and fill new or re-opened cracks before moisture enters during the rain cycle.
Recommended schedule:
- Year 1-3: Inspect annually, fill any cracks above 1/4 inch width
- Year 3-5: Crack fill + sealcoat combination for best results
- Year 5+: Annual inspection; coordinate with full maintenance program
High-traffic lots and lots with poor drainage may need more frequent attention. We can develop a multi-year maintenance plan coordinating crack filling, sealcoating, and line striping.
"Crack filling is the cheapest insurance you can buy for your parking lot. I've seen lots where the owner did nothing for 5 years, and the repair bill was $40,000. The same lot, properly maintained with crack filling and sealcoating every 3 years, would have cost maybe $6,000 over that time. Treat the cracks now, or budget for a new lot sooner than you'd like."

Frequently Asked Questions
What is the difference between crack filling and crack sealing?
Crack filling applies hot-pour material directly into cracks. Crack sealing involves routing the crack first to create a clean reservoir, then applying flexible sealant. Sealing provides better adhesion for cracks that move seasonally. We assess which method is right for your conditions.
Can crack filling fix alligator cracking?
No. Alligator cracking indicates base failure below the surface. Crack filling over a failed base will not hold. Those areas require full-depth patching or base repair.
How long does crack filler last?
Hot-pour rubberized crack filler typically lasts 3-7 years depending on traffic, crack movement, and weather. Cracks in high-traffic turning areas may need attention sooner. Combining with sealcoating extends both services.
When is the best time for crack filling in Michigan?
Late spring through early fall when temperatures are consistently above 50°F and pavement is dry. Spring inspection right after the thaw is ideal — fill cracks before summer rain cycles begin.
Should I crack fill before sealcoating?
Always crack fill first. Sealcoat bridges over cracks but doesn't seal them structurally. Filling first produces better adhesion and a more uniform result for both services.
How much does commercial crack filling cost?
Cost depends on total linear footage, whether routing is required, and lot accessibility. Commercial lots with moderate cracking can typically be addressed for far less than the cost of a single pothole repair. We provide written quotes after a site assessment.
Can my lot reopen same day after crack filling?
Hot-pour rubber filler cools quickly. Most lots can reopen to vehicle traffic within 30-60 minutes. We recommend 2-4 hours before heavy truck traffic in warm weather to ensure full cure.
