Commercial Properties We Service in Grosse Pointe

We maintain commercial lots across Grosse Pointe with the same goal on every site, keep the pavement usable, safe, and ready for traffic without letting small defects turn into bigger repairs.

  • Retail Centers & Plazas, where striping, ADA routes, and crack control keep customer access clear and reduce trip hazards at entrances, crosswalks, and stall rows.
  • Industrial Parks & Warehouses, where heavy truck traffic demands stronger edge support, tight patching, and drainage that keeps water out of load paths.
  • HOAs & Multi-Family Complexes, where surface upkeep protects resident access, controls ponding near curb lines, and slows the wear that shows up fast in shared drive aisles.
  • Municipal & Institutional Facilities, where lot maintenance supports public access, ADA compliance, and long-term use under steady daily traffic in Macomb County conditions.

Built for Michigan Weather: Our Grosse Pointe Parking Lot Maintenance Standards

Our Parking Lot Maintenance lasts longer in Grosse Pointe because we fix the parts that fail first, not just the surface damage people can see. We start by getting water off the pavement fast, then we correct weak support under the lot so traffic does not keep working the same spot loose. From there, we use repair methods that hold up through Michigan freeze-thaw cycles, which keeps small defects from turning into early patch work, repeat closures, and bigger capital costs for property managers.

  • Drainage first: Standing water gets into cracks and opens them wider every season. We shape repairs so runoff leaves the lot instead of sitting at curb returns, joints, or low spots.
  • Solid base: A patch only lasts if the support under it can carry traffic. We rebuild soft areas before they spread, which cuts down on recurring failures and avoids paying for the same repair twice.
  • Cold-weather mix: Michigan winters punish weak pavement fast. We use repair methods that handle freeze-thaw movement better, so owners avoid early breakdowns and do not get pushed into larger repairs ahead of schedule.

Common Parking Lot Maintenance Projects We Handle in Grosse Pointe

  • Retail strips off Kercheval and the side streets feeding it usually call after the wheel paths start raveling, water sits near the curb returns, and painted stalls stop lining up with traffic. We cut out the loose sections, rebuild the weak edges, seal active cracks before they keep feeding base loss, then restripe so shoppers can move through the lot without confusion or pinch points.
  • Light industrial yards in Macomb often need concrete panel repairs where truck turns have opened joints, broken corners, or settled slabs at dock approaches and dumpster lanes. We isolate the failed section, correct the support under it, reset the panel or patch the break cleanly, then address joint movement so forklifts and delivery trucks are not working over a soft spot every day.
  • Property managers around The Village and Jefferson corridor also ask for ADA updates when striping fades, ramps drift out of spec, or accessible stalls no longer match current traffic flow. We rework the layout to clear trip hazards, refresh stall markings, correct slopes where needed inside the maintenance scope, and make sure the parking pattern still serves tenants without creating avoidable liability.

In-House Crews & Equipment for Grosse Pointe Projects

Our Grosse Pointe lot work stays in house from the first walk-through to the final cleanup. We send our own fully insured W2 crews with company-owned heavy equipment, so the same people who assess the pavement also cut, patch, seal, and close it out with one standard for quality and one chain of accountability. That keeps scheduling tight for property managers and removes the guesswork that comes with subcontractor handoffs.

D&J did a great job on our facility parking lot when we were in need of some asphalt catch basin repairs. They were professional, accommodating to our traffic needs, quick and thorough with the repairs, and back promptly after a week to retrieve their barriers. Their quote process was easy, and their pricing was incredibly reasonable for the work done. We are very pleased with D&J and recommend them highly.

D&J Contracting is a fantastic vendor. I manage a very large portfolio of retail stores and they are in my top 1% of all vendors. I give them my MOST enthusiastic recommendation. They care, they provide the best quality and customer service out there. Always go above and beyond and even take on special projects that are outside their main scope of work when I'm in a pinch. No job is too big or too small for them!

Nothings but professionalism, everything done as requested and on time.
My project involved multiple services and pulling permits and I had several quotes and most companies don’t offer multiple services or don’t pull permits and you have to do it yourself.
D & J is the only company who takes care of city permits and takes care of all the services you need from start to finish. They also update you on everything, keep you in a loop and confirms everything with you.
In our specific case we needed a curb cut, driveway leveled and parking lot sealed and coated so low sports vehicles can safely pull in without scraping the bottom and D & J did it so well you can pull in even on skateboard now.
Highly recommend D & J, top quality, smooth process.

D&J was one of several companies I contacted for a quote to pave my 100’ driveway in May/June of 2021. They delivered a competitive quote, and I was further impressed by their professionalism and quick correspondence. After I hired D&J for the job, they came out to my residence within two weeks and paved my driveway in a single day. The driveway looks fantastic! The crew who paved it was friendly and quick-working, and the driveway is perfectly flat and slopes toward the road so there is no significant puddling (the attached photo is moments after a hard rain). It has been about four months since installation, and the driveway still looks impeccable. I was also contacted by D&J after the work was completed to ensure I was completely satisfied. I’ve had the misfortune of dealing with several subpar contractors in the construction industry in the recent past—but D&J is an exception to the rule. They were competitive, responsive, professional, and focused on quality and customer satisfaction. I was left very impressed. I have some future site work planned for my property, and I will absolutely be contacting D&J again.

Grosse Pointe Permits & Codes Handled For You

We handle the paperwork before crews touch the lot, so property managers do not lose time chasing forms or approvals. Our office works with the Grosse Pointe Building Department, pulls the required Dumpster and ROW permits through the city process, and coordinates MissDig before any excavation starts. That keeps utility locates, access rules, and job sequencing in order up front. For owners and managers, it means one point of contact, fewer interruptions, and a repair plan that moves forward without regulatory loose ends.

Frequently Asked Questions about Parking Lot Maintenance in Grosse Pointe

When should we schedule lot maintenance?

Spring through early fall gives us the best working window because dry pavement and stable temperatures let crack sealing, patching, and striping hold up properly. In Grosse Pointe, that timing also helps us get ahead of freeze-thaw damage before small openings turn into bigger repair bills.

Can you keep our business open during the work?

Yes. We phase the job so traffic can keep moving, then cone off only the section we are working on and reopen it as soon as it is ready. That keeps disruption down for customers and staff while we handle the problem areas in order.

How do you prevent winter damage?

We stop water from getting into cracks and weak joints before temperatures drop. Once moisture gets under the surface and freezes around the Macomb corridor, the pavement starts moving and the repair cost climbs fast.
