Commercial Properties We Service in Grosse Pointe Farms

We maintain commercial pavement for properties that need safe access, clean traffic flow, and fewer repair surprises across Grosse Pointe Farms and Macomb.

  • Retail Centers & Plazas, where striping, ADA routes, crack control, and edge repairs keep customer circulation clear and reduce trip hazards at entrances and stall rows.
  • Industrial Parks & Warehouses, where heavier truck traffic demands strong wheel paths, stable edges, and fast drainage so the lot can carry load without breaking down early.
  • HOAs & Multi-Family Complexes, where maintenance protects resident access, controls ponding near curbs and walkways, and slows the spread of cracks before they reach more pavement.
  • Municipal & Institutional Facilities, where lot upkeep supports public access, safer parking movements, and longer surface life under steady daily use.

Built for Michigan Weather: Our Grosse Pointe Farms Parking Lot Maintenance Standards

Our lot maintenance lasts longer in Grosse Pointe Farms because we fix the causes of failure, not just the surface damage. We start by getting water off the pavement fast, then we correct weak support under the lot so traffic does not keep breaking down the same area. After that, we use repair methods that handle Michigan freeze-thaw cycles instead of fighting them. That approach keeps small defects from turning into base loss, which saves property managers from paying for the same repair twice.

  • Drainage first: We clear ponding paths and correct runoff so water does not sit on cracks, joints, or curb lines and work into the base.
  • Solid sub-base: We rebuild soft or unstable areas before patching, because a surface fix over weak support fails early and brings back the same bill later.
  • Freeze-thaw fit: We use maintenance methods that hold up through Michigan temperature swings, which slows cracking and keeps spring repairs smaller.

Common Parking Lot Maintenance Projects We Handle in Grosse Pointe Farms

  • Retail centers off Kercheval and Mack often call us after the wheel paths start to ravel, the striping gets hard to read, and water sits at the curb line. We sawcut the loose sections, rebuild the failed edges, seal active cracks before they keep feeding base loss, then restripe the drive aisles so customer traffic moves through the lot without confusion.
  • Industrial properties along Jefferson usually need more than surface patching. Forklifts, delivery trucks, and tight turning radii break down weak spots fast. We map the soft areas, correct drainage that keeps soaking the subbase, place full-depth repairs where the pavement has lost structure, and reset the surface so heavy traffic stops chewing up the same lanes.
  • ADA updates near Fisher Road and The Village tend to come up during broader maintenance work. Property managers want ramps, stalls, and routes brought back into line without tearing up parts of the lot that still have life left. We rework slopes, repair broken concrete or asphalt transitions, refresh markings, and tie the accessible path back into the rest of the parking field so compliance does not get handled as an afterthought.

In-House Crews & Equipment for Grosse Pointe Farms Projects

Our Parking Lot Maintenance work in Grosse Pointe Farms stays in the hands of our own W2 crews, and every truck, cutter, and piece of heavy equipment comes from our fleet. We do not hand the job to subcontractors, so the same team that inspects the lot also controls the patching, sealing, cleanup, and closeout, which keeps quality tight, schedules honest for property managers, and accountability on us from start to finish.

D&J did a great job on our facility parking lot when we were in need of some asphalt catch basin repairs. They were professional, accommodating to our traffic needs, quick and thorough with the repairs, and back promptly after a week to retrieve their barriers. Their quote process was easy, and their pricing was incredibly reasonable for the work done. We are very pleased with D&J and recommend them highly.

D&J Contracting is a fantastic vendor. I manage a very large portfolio of retail stores and they are in my top 1% of all vendors. I give them my MOST enthusiastic recommendation. They care, they provide the best quality and customer service out there. Always go above and beyond and even take on special projects that are outside their main scope of work when I'm in a pinch. No job is too big or too small for them!

Nothings but professionalism, everything done as requested and on time.
My project involved multiple services and pulling permits and I had several quotes and most companies don’t offer multiple services or don’t pull permits and you have to do it yourself.
D & J is the only company who takes care of city permits and takes care of all the services you need from start to finish. They also update you on everything, keep you in a loop and confirms everything with you.
In our specific case we needed a curb cut, driveway leveled and parking lot sealed and coated so low sports vehicles can safely pull in without scraping the bottom and D & J did it so well you can pull in even on skateboard now.
Highly recommend D & J, top quality, smooth process.

D&J was one of several companies I contacted for a quote to pave my 100’ driveway in May/June of 2021. They delivered a competitive quote, and I was further impressed by their professionalism and quick correspondence. After I hired D&J for the job, they came out to my residence within two weeks and paved my driveway in a single day. The driveway looks fantastic! The crew who paved it was friendly and quick-working, and the driveway is perfectly flat and slopes toward the road so there is no significant puddling (the attached photo is moments after a hard rain). It has been about four months since installation, and the driveway still looks impeccable. I was also contacted by D&J after the work was completed to ensure I was completely satisfied. I’ve had the misfortune of dealing with several subpar contractors in the construction industry in the recent past—but D&J is an exception to the rule. They were competitive, responsive, professional, and focused on quality and customer satisfaction. I was left very impressed. I have some future site work planned for my property, and I will absolutely be contacting D&J again.

Grosse Pointe Farms Permits & Codes Handled For You

We take the paperwork off your plate before any work starts. Our office handles the required forms with the Grosse Pointe Farms Building Department, pulls Dumpster and ROW permits through the city process, and coordinates Miss Dig before excavation begins. That keeps utility marks, access rules, and work sequencing in order before a sawcut or dig line goes in. For property managers, that means one point of contact, fewer delays, and no time lost chasing permit details while the lot is being brought back into shape.

Frequently Asked Questions about Parking Lot Maintenance in Grosse Pointe Farms

When should we schedule lot maintenance?

Spring and early fall give us the best working window because temperatures stay stable and the pavement bonds better. In Grosse Pointe Farms, that timing helps us get ahead of crack growth before freeze-thaw cycles turn a small repair into a larger bill.

How do you keep our business open during the project?

We phase the work so one section stays open while another is being repaired. That lets customers and tenants keep moving, and it keeps disruption lower for properties around Mack Avenue and Kercheval.

How do you prevent winter weather damage?

We seal active cracks before water gets into the base, then fix drainage spots that hold meltwater near the surface. Once winter hits, that slows down heaving, edge breakup, and the kind of damage that shows up again near Moross Road in spring.
