We are on commercial sites across Center Line, handling drainage work that keeps runoff moving away from pavement edges, joints, and subgrades before water starts breaking the structure down. Commercial Properties We Service in Center Line

Drainage problems do not stay small on commercial properties. We plan runoff, slope, and outlet control so water moves off the site without damaging pavement, foundations, or access routes in Center Line.

  • Retail Centers & Plazas, drainage keeps walkways, curb lines, and parking stalls dry enough for ADA access and safer customer traffic.
  • Industrial Parks & Warehouses, drainage has to handle heavy axle loads, trailer traffic, and constant water intrusion pressure around loading areas.
  • HOAs & Multi-Family Complexes, drainage protects drives, common areas, and building edges from standing water that leads to settlement and complaints.
  • Municipal & Institutional Facilities, drainage supports reliable access for staff, visitors, and service vehicles while reducing freeze-thaw damage at high-use surfaces.

Built for Michigan Weather: Our Center Line Site Drainage Standards

Our drainage work lasts longer because we treat water as a structural problem, not a surface nuisance. In Center Line, that means we shape runoff so it leaves the pavement fast, build the sub-base so it can carry traffic without settling, and use details that hold up through Michigan freeze-thaw cycles. That approach keeps water out of joints and weak spots, which cuts down on patching, edge failure, and early reconstruction. Property managers save money because they are not paying for the same area twice.

  • Proper flow paths keep stormwater moving away from pavement edges, curb lines, and low spots before it can soak into the base and start breaking it down.
  • Solid sub-base prep gives the drainage system a stable foundation, so grading stays where we put it and settled areas do not come back after the first heavy rain.
  • Freeze-thaw ready details help the site handle Michigan weather without heaving, cracking, or trapping water where repairs get expensive fast.

Common Site Drainage Projects We Handle in Center Line

  • Retail lot rebuilds near Van Dyke Avenue usually start with ponding at the drive aisles and cart corrals. We cut in catch points, regrade problem areas, and tie runoff into a path that clears the pavement before water starts working into the base.
  • Industrial pads off I-696 often show settlement at loading doors and slab edges after repeated truck traffic. We correct the slope, rebuild failed drainage runs, and protect those transition points so water does not sit against the concrete and break down the support below it.
  • Property managers handling ADA updates around Groesbeck Highway ask for drainage fixes at walks, ramps, and curb returns. We reshape the area so surface water moves off accessible routes, keep ice-prone low spots from forming, and reduce edge damage where pedestrians and plows hit the site hardest.

In-House Crews & Equipment for Center Line Projects

Our Center Line drainage work stays in-house from layout to final grading, with W2 crews on the ground and company-owned heavy equipment doing the digging, shaping, and backfill. We do not hand off field decisions to subcontractors, which keeps quality control tight, keeps schedules predictable for property managers, and leaves one accountable crew responsible for the finished grade and how it performs after the next storm.

D&J did a great job on our facility parking lot when we were in need of some asphalt catch basin repairs. They were professional, accommodating to our traffic needs, quick and thorough with the repairs, and back promptly after a week to retrieve their barriers. Their quote process was easy, and their pricing was incredibly reasonable for the work done. We are very pleased with D&J and recommend them highly.

D&J Contracting is a fantastic vendor. I manage a very large portfolio of retail stores and they are in my top 1% of all vendors. I give them my MOST enthusiastic recommendation. They care, they provide the best quality and customer service out there. Always go above and beyond and even take on special projects that are outside their main scope of work when I'm in a pinch. No job is too big or too small for them!

Nothings but professionalism, everything done as requested and on time.
My project involved multiple services and pulling permits and I had several quotes and most companies don’t offer multiple services or don’t pull permits and you have to do it yourself.
D & J is the only company who takes care of city permits and takes care of all the services you need from start to finish. They also update you on everything, keep you in a loop and confirms everything with you.
In our specific case we needed a curb cut, driveway leveled and parking lot sealed and coated so low sports vehicles can safely pull in without scraping the bottom and D & J did it so well you can pull in even on skateboard now.
Highly recommend D & J, top quality, smooth process.

D&J was one of several companies I contacted for a quote to pave my 100’ driveway in May/June of 2021. They delivered a competitive quote, and I was further impressed by their professionalism and quick correspondence. After I hired D&J for the job, they came out to my residence within two weeks and paved my driveway in a single day. The driveway looks fantastic! The crew who paved it was friendly and quick-working, and the driveway is perfectly flat and slopes toward the road so there is no significant puddling (the attached photo is moments after a hard rain). It has been about four months since installation, and the driveway still looks impeccable. I was also contacted by D&J after the work was completed to ensure I was completely satisfied. I’ve had the misfortune of dealing with several subpar contractors in the construction industry in the recent past—but D&J is an exception to the rule. They were competitive, responsive, professional, and focused on quality and customer satisfaction. I was left very impressed. I have some future site work planned for my property, and I will absolutely be contacting D&J again.

Our 3-Step Site Drainage Process for Center Line

  1. On-Site Evaluation: We inspect grades, runoff paths, and problem spots on your Center Line property, then provide a clear estimate based on what the site actually needs.
  2. Permitting and Planning: We handle permit coordination and job logistics up front so the work fits your schedule, access needs, and site constraints without dragging out the process.
  3. Execution and Cleanup: Our crew installs the drainage work, restores disturbed areas, and leaves the site orderly so your team can get back to normal operations fast.

Center Line Permits & Codes Handled For You

We take the paperwork off your desk and handle the permit steps that slow projects down. For Center Line jobs, that means we coordinate with the Building Department, pull the required Dumpster and ROW permits through the city process, and call in MissDig before any excavation starts. That keeps utility locates, access rules, and trench work organized before a machine ever cuts grade. You do not have to chase forms or guess at compliance. We line up the approvals, confirm the site can be worked safely, and keep the drainage scope moving without putting that burden on the property manager.

Frequently Asked Questions about Site Drainage in Center Line

When should we schedule drainage work?

Spring and late summer usually give us the cleanest window because the ground shows its weak spots and crews can shape grades without fighting frozen soil or standing water. In Center Line, we also watch access patterns around retail and industrial lots so the work lands before peak traffic or winter freeze-up drives repair costs higher.

How do you keep our business open?

We phase the work so trucks, customers, and staff still have a usable route while we rebuild problem areas. That usually means short sections, clear staging, and digging only where we need to correct slope, outlets, or low spots.

How do you prevent winter damage?

We focus on getting water off the site before it has a chance to sit, freeze, and break apart edges or joints. Good grade control, open discharge paths, and clean catch points matter more than patching after the first hard thaw in Macomb.
