Commercial Properties We Service in Armada Township

We build commercial pavement for properties that need to stay open, drain correctly, and hold up under traffic. In Macomb, that means matching the pavement section to the way each site actually gets used.

  • Retail Centers & Plazas, where ADA routes, customer parking, and delivery lanes need a stable surface that stays level and keeps water out of walk paths.
  • Industrial Parks & Warehouses, where truck traffic and turning loads demand stronger base support, thicker sections, and compaction that can take repeated heavy use.
  • HOAs & Multi-Family Complexes, where drive aisles, guest parking, and access routes need to stay serviceable without creating trip hazards or drainage problems.
  • Municipal & Institutional Facilities, where public access, busier traffic patterns, and long service life call for pavement built around safety, load capacity, and maintenance planning.

Built for Michigan Weather: Our Armada Township Asphalt Paving Standards

Our Asphalt Paving lasts longer in Armada Township because we do the work that keeps water out of the pavement structure and keeps the lot from moving under load. We start with drainage, so runoff leaves the surface instead of settling along edges, seams, and low spots. Then we rebuild weak sub-base areas so the new asphalt has something solid to sit on. After that, we place material that can handle Michigan freeze-thaw cycles without breaking apart early. That order saves property managers money because it reduces premature patching, edge failure, and full-depth repairs that usually come from skipping the foundation work.

  • Drainage first: Water is what shortens pavement life. If it sits in a wheel path or works into a joint, it starts softening the base and the repair bill climbs fast.
  • Sub-base prep: A lot only performs as well as what sits under it. We correct weak sections before paving, which keeps settlement and cracking from showing up early.
  • Cold-weather mix: Macomb freeze-thaw cycles punish thin or poorly placed asphalt. We use pavement built for that movement so owners spend less on early overlays and emergency fixes.

Common Asphalt Paving Projects We Handle in Armada Township

  • Retail parking lot resurfacing: Property managers call us when the top course starts raveling, wheel paths polish out, and traffic keeps cutting the same turns near storefronts and cart corrals. We mill the worn surface, inspect the base at entrances and turning radii, then place new pavement at the right thickness so the lot can take daily traffic without breaking apart early. That matters in Armada Township, where freeze and thaw will find any weak spot fast.
  • Industrial yard patching: On warehouse and light industrial sites, the problem usually starts with heavy truck movement at docks, dumpster lanes, or tight access points. We cut back failed sections, correct soft subgrade where loads have pumped the pavement loose, and tie new asphalt into sound edges so forklifts and delivery trucks are not riding over a patched edge that will shear out again. The fix has to match how the yard actually works in Macomb, not just how it looks on day one.
  • ADA and access updates: Property managers often need ramp transitions, parking stalls, and pedestrian routes brought back into line after settlement changes slopes or breaks up crossings. We rework grades so water moves away from walk paths, rebuild low spots that hold ice, and finish surfaces clean enough for striping and marked access lanes. That keeps circulation safer for tenants and visitors while protecting the pavement from standing water and edge breakdown.

In-House Crews & Equipment for Armada Township Projects

Our Armada Township asphalt paving work stays in house from layout to final roller pass, with fully insured W2 crews running company-owned pavers, rollers, and support trucks on every job. We do not hand the work to subcontractors, which keeps base prep, placement, compaction, and cleanup under one chain of command, so property managers get tighter scheduling, cleaner quality control, and one crew that owns the result from start to finish.

D&J did a great job on our facility parking lot when we were in need of some asphalt catch basin repairs. They were professional, accommodating to our traffic needs, quick and thorough with the repairs, and back promptly after a week to retrieve their barriers. Their quote process was easy, and their pricing was incredibly reasonable for the work done. We are very pleased with D&J and recommend them highly.

D&J Contracting is a fantastic vendor. I manage a very large portfolio of retail stores and they are in my top 1% of all vendors. I give them my MOST enthusiastic recommendation. They care, they provide the best quality and customer service out there. Always go above and beyond and even take on special projects that are outside their main scope of work when I'm in a pinch. No job is too big or too small for them!

Nothings but professionalism, everything done as requested and on time.
My project involved multiple services and pulling permits and I had several quotes and most companies don’t offer multiple services or don’t pull permits and you have to do it yourself.
D & J is the only company who takes care of city permits and takes care of all the services you need from start to finish. They also update you on everything, keep you in a loop and confirms everything with you.
In our specific case we needed a curb cut, driveway leveled and parking lot sealed and coated so low sports vehicles can safely pull in without scraping the bottom and D & J did it so well you can pull in even on skateboard now.
Highly recommend D & J, top quality, smooth process.

D&J was one of several companies I contacted for a quote to pave my 100’ driveway in May/June of 2021. They delivered a competitive quote, and I was further impressed by their professionalism and quick correspondence. After I hired D&J for the job, they came out to my residence within two weeks and paved my driveway in a single day. The driveway looks fantastic! The crew who paved it was friendly and quick-working, and the driveway is perfectly flat and slopes toward the road so there is no significant puddling (the attached photo is moments after a hard rain). It has been about four months since installation, and the driveway still looks impeccable. I was also contacted by D&J after the work was completed to ensure I was completely satisfied. I’ve had the misfortune of dealing with several subpar contractors in the construction industry in the recent past—but D&J is an exception to the rule. They were competitive, responsive, professional, and focused on quality and customer satisfaction. I was left very impressed. I have some future site work planned for my property, and I will absolutely be contacting D&J again.

Armada Township Permits & Codes Handled For You

We handle the paperwork before crews ever cut in, so your team does not have to chase city steps or utility checks. For Asphalt Paving projects in Armada Township, we work with the Building Department for the required Dumpster and ROW permits, then coordinate MissDig before any excavation starts. That keeps utility marks in place, reduces avoidable delays, and lets the property manager stay focused on the site while we manage the regulatory side of the job.

Frequently Asked Questions about Asphalt Paving in Armada Township

When is the best time to schedule paving?

Late spring through early fall gives us the best working window because the base dries out and compaction holds. In Armada Township, that timing helps us avoid cold-ground movement and extra costs tied to weather delays or rework.

How do you keep our business open during the project?

We phase the work so traffic stays moving, then we reopen sections as soon as they are ready for use. That keeps customer access, deliveries, and employee parking workable while we finish the lot in planned stages.

How do you prevent winter weather damage?

We stop water from getting into cracks and weak edges before freeze-thaw can widen them. Once moisture reaches the base, winter turns a small issue into a much larger repair bill.
