What Goes Into a Quality Commercial Asphalt Installation
The difference between asphalt that lasts 25 years and asphalt that fails in 8 is everything underneath the surface. Commercial asphalt installation is a multi-step process that starts long before the first paver arrives.
Sub-base preparation: We excavate to the required depth, remove unsuitable material, install and compact aggregate base to spec. Inadequate base causes premature failure.
Drainage design: Standing water destroys asphalt. We design grade and drainage into every installation to move water off the surface quickly.
Mix specification: Commercial asphalt requires the right mix for expected traffic load. Heavy vehicle areas need thicker cross-sections and different mix designs than standard parking areas.
Compaction: Hot-mix asphalt must be compacted while still at temperature. We use commercial rollers to achieve proper density throughout the mat before it cools.
Commercial Asphalt Specifications
D&J builds to commercial specifications on every project. Standard parking lot construction:
- Sub-base: 8-10 inches of compacted Class II aggregate base
- Surface course: 2-3 inches compacted hot-mix asphalt
- Heavy vehicle areas: Additional base depth and thicker cross-section as required
- Edge treatments: Proper curb and gutter, edge restraints, or adequate taper
Process from ground to finish:
- Site grading and subgrade preparation
- Aggregate base placement and compaction
- Surface course hot-mix asphalt placement
- Roller compaction in passes
- Edge detail and cleanup
- Striping (coordinated as part of project)

Hot-mix asphalt requires air temperatures above 50°F. The Michigan season typically runs May through October for new asphalt installation.
How long before I can use newly paved asphalt?
Light vehicle traffic is possible within 24-48 hours. Heavy trucks should wait 3-5 days for proper curing.
Do I need to re-pave all at once?
Large lots can be phased — one section at a time — to keep most of the property accessible. Phasing increases cost and scheduling complexity but is manageable for the right projects.
What permits are required for new asphalt?
Permit requirements vary by municipality and project scope. Site work involving drainage changes or curb cuts typically requires permits. We advise on requirements for your specific project.
