Commercial Concrete Repairs We Provide

Michigan's freeze-thaw climate is brutal on concrete. Water infiltrates cracks, freezes, expands, and breaks the surface apart from the inside. Combined with de-icing salt damage and heavy vehicle loads, commercial concrete surfaces deteriorate faster here than almost anywhere else in the country.

D&J Contracting handles commercial concrete repairs including:

  • Sidewalk and walkway repair — cracked, heaved, or sunken sections that create trip hazards
  • Curb and curb line repair — damaged or broken curbs in parking lots and drive aisles
  • Expansion joint repair — failed joint material that allows water infiltration and freeze-thaw damage
  • Surface spalling repair — delaminated or flaked surface from salt damage or poor finishing
  • Concrete patching — localized failed sections removed and replaced with fresh concrete
  • Threshold and apron repair — concrete at building entrances, dock leveler areas, and loading zones
  • Concrete grinding — removal of trip hazards at sidewalk joints without full replacement

We assess every repair site to determine whether targeted repair or section replacement is the right approach.

Repair or Replace Your Concrete?

Not all damaged concrete needs to be torn out and replaced. The right decision depends on the extent of damage, the structural integrity of the base, and the age and condition of the surrounding concrete.

Repair is the right call when:

  • Damage is localized to individual joints, expansion gaps, or small sections
  • The base layer is intact and drainage is functioning
  • Trip hazards can be eliminated by grinding or partial patching
  • The concrete is less than 20-25 years old with good compressive strength

Replacement makes more sense when:

  • Multiple interconnected sections have failed structurally
  • The base has settled, heaved, or been undermined by water
  • Concrete has reached end of service life with widespread deterioration
  • Spalling or delamination affects more than 30-40% of the surface

We provide honest guidance — if a targeted repair will hold for 7-10 years at a fraction of replacement cost, we tell you that. If it won't hold, we tell you that too and explain why.

ADA Compliance and Liability: Why Timely Concrete Repair Matters

Cracked and uneven concrete at entrances, walkways, and accessible parking areas creates significant liability exposure for commercial property owners. A trip or fall on damaged concrete can result in costly claims — far exceeding the cost of the repair that would have prevented it.

Commercial property owners also have ADA obligations to maintain accessible routes. Damaged sidewalks, uneven curb cuts, and heaved concrete paths that create barriers for people with disabilities can trigger compliance complaints and enforcement actions in addition to injury liability.

D&J Contracting performs concrete repairs with commercial access requirements in mind. We flag accessible route concerns when we see them during site assessments and can coordinate repairs as part of a broader ADA compliance program.

"Most commercial property owners don't realize that the concrete sidewalk outside their building is their liability — not the municipality's. We get called after someone trips and falls, and the owner is looking at a lawsuit. A $1,200 sidewalk repair beats a $50,000 settlement. We've been doing concrete work alongside asphalt since 1988. We know what Michigan winters do to concrete and we fix it right."

Frequently Asked Questions

Can concrete be repaired or does it always need full replacement?

Many concrete repairs can be handled as targeted patches without full replacement. Localized spalling, individual cracked sections, damaged curbs, and failed expansion joints are all candidates for repair. We assess each situation honestly.

How does Michigan's climate damage commercial concrete?

Freeze-thaw cycling is the primary culprit. Water enters cracks and joints, freezes, expands, and breaks the surface apart. De-icing salts accelerate this by drawing moisture into the concrete and attacking reinforcing steel. Heavy vehicle loads on weakened concrete compound the damage.

What is concrete spalling and how is it repaired?

Spalling is the delamination or flaking of the concrete surface, typically caused by salt damage, freeze-thaw cycles, or poor original finishing. Surface spalling can be repaired with resurfacing compounds or patching materials in mild cases. Severe spalling affecting structural integrity may require section replacement.

Can you grind down concrete trip hazards?

Yes. Grinding is often the fastest and most cost-effective solution for trip hazards at sidewalk joints, curb cuts, or transitions where one slab has heaved above another. We grind the raised edge to create a safe, compliant transition without breaking out and replacing the slabs.

Do you repair concrete curbs in parking lots?

Yes. Curb repair is common commercial maintenance work. We saw-cut and remove broken sections, rebuild with concrete matched to the surrounding curb, and finish to match the existing profile.

How long before a repaired concrete area can be used?

Standard concrete requires 24-48 hours for foot traffic and 7 days for full vehicle load. We can use rapid-set materials for areas that need faster return to service. We advise on timing based on your specific situation.

Do you handle both concrete and asphalt on the same property?

Yes. Most commercial properties have a combination of asphalt parking areas and concrete walkways, curbs, and entrances. D&J handles both, which makes it easier to coordinate maintenance programs and avoid scheduling complications with multiple contractors.
