Recent Site Drainage Projects in Grosse Pointe Park

We stay active on commercial drainage work across Grosse Pointe Park, where runoff control has to protect pavement edges, curb lines, and loading areas before water starts breaking down the base. Use the map and project pins below to review recent jobs and see how we handle grade correction, inlet placement, and outlet flow on live sites in Macomb.

Commercial Properties We Service in Grosse Pointe Park

We build drainage around how each commercial site actually moves traffic, water, and risk in Grosse Pointe Park. The right layout keeps pavement stable, protects access routes, and cuts down on repairs that come from standing water.

  • Retail Centers & Plazas, drainage has to keep ADA routes open, limit ponding near storefront walks, and move runoff away before it tracks dirt and ice into customer areas.
  • Industrial Parks & Warehouses, heavy truck traffic needs a firm base and controlled outlet flow so loading docks, drive lanes, and yard areas do not settle or pump under load.
  • HOAs & Multi-Family Complexes, drainage protects drives, walks, and common areas from washouts, soft spots, and freeze-thaw damage that turns into repeated maintenance calls.
  • Municipal & Institutional Facilities, schools, public buildings, and civic sites need grade control that handles high use, keeps entrances safe, and limits liability from ice or standing water.

Built for Michigan Weather: Our Grosse Pointe Park Site Drainage Standards

Our drainage lasts longer in Grosse Pointe Park because we treat water as the problem from the start, not as something to patch after the lot is already failing. We read the site grade, shape the runoff path, and build enough sub-base support to keep traffic from pumping soft spots back into the surface. Then we finish with details that hold up through Michigan freeze-thaw cycles, so water does not sit in the wrong place and break the pavement apart from below. That approach saves property managers money because it cuts down on repeat edge repairs, premature patching, and full-depth work that should not be needed this early.

  • Proper grade, keeps runoff moving off pavement before it can soak joints, curb lines, and low areas that turn into expensive repairs.
  • Firm sub-base, gives the surface a stable foundation so heavy traffic does not create settlement, pumping, or recurring soft spots.
  • Freeze-thaw ready, uses details that stand up to Michigan weather shifts, which helps avoid early breakdown and protects maintenance budgets.

Common Site Drainage Projects We Handle in Grosse Pointe Park

  • Retail lot resurfacing near Mack Avenue: Property managers call us before milling starts because old pavement can hide flat grades, broken basin rims, and runoff that pushes back toward storefront walks. We rework the slope, reset inlet elevations, and open the outlet path so the new surface sheds water instead of trapping it at cart corrals and curb returns.
  • Industrial concrete repair by Jefferson corridor sites: Heavy truck traffic will expose weak drainage fast. If water sits at dock aprons or along slab edges, the base starts pumping and the concrete keeps moving. We correct the grade, improve flow to the catch points, and stabilize the subgrade so repairs do not fail again after the first freeze thaw cycle.
  • ADA access updates around Grosse Pointe Park retail pads: Property managers bring us in when sidewalk slopes, ponding at ramps, or settled transitions start creating access problems. We adjust finish grades, tie drainage away from pedestrian routes, and keep water off walking surfaces so compliance work also protects the pavement structure below it.

In-House Crews & Equipment for Grosse Pointe Park Projects

We keep drainage work in Grosse Pointe Park in house from layout to final grade, using our own fully insured W2 crews and company-owned excavators, compactors, and support equipment on every site. We do not hand off basin setting, pipe runs, or finish grading to subcontractors, which keeps the slope under one standard, holds the schedule where we said it would be, and gives property managers one crew to call when a low spot, inlet issue, or outlet problem needs an answer.

Grosse Pointe Park Drainage Reviews That Hold Up

We have handled drainage problems in Grosse Pointe Park long enough to know that trust comes from sites that keep shedding water after the first hard rain, not from promises made at the estimate table. Read the reviews below to see how property managers judge the work when the grade holds, the outlet path stays open, and the base stops taking water.

D&J did a great job on our facility parking lot when we were in need of some asphalt catch basin repairs. They were professional, accommodating to our traffic needs, quick and thorough with the repairs, and back promptly after a week to retrieve their barriers. Their quote process was easy, and their pricing was incredibly reasonable for the work done. We are very pleased with D&J and recommend them highly.

D&J Contracting is a fantastic vendor. I manage a very large portfolio of retail stores and they are in my top 1% of all vendors. I give them my MOST enthusiastic recommendation. They care, they provide the best quality and customer service out there. Always go above and beyond and even take on special projects that are outside their main scope of work when I'm in a pinch. No job is too big or too small for them!

Nothings but professionalism, everything done as requested and on time.
My project involved multiple services and pulling permits and I had several quotes and most companies don’t offer multiple services or don’t pull permits and you have to do it yourself.
D & J is the only company who takes care of city permits and takes care of all the services you need from start to finish. They also update you on everything, keep you in a loop and confirms everything with you.
In our specific case we needed a curb cut, driveway leveled and parking lot sealed and coated so low sports vehicles can safely pull in without scraping the bottom and D & J did it so well you can pull in even on skateboard now.
Highly recommend D & J, top quality, smooth process.

D&J was one of several companies I contacted for a quote to pave my 100’ driveway in May/June of 2021. They delivered a competitive quote, and I was further impressed by their professionalism and quick correspondence. After I hired D&J for the job, they came out to my residence within two weeks and paved my driveway in a single day. The driveway looks fantastic! The crew who paved it was friendly and quick-working, and the driveway is perfectly flat and slopes toward the road so there is no significant puddling (the attached photo is moments after a hard rain). It has been about four months since installation, and the driveway still looks impeccable. I was also contacted by D&J after the work was completed to ensure I was completely satisfied. I’ve had the misfortune of dealing with several subpar contractors in the construction industry in the recent past—but D&J is an exception to the rule. They were competitive, responsive, professional, and focused on quality and customer satisfaction. I was left very impressed. I have some future site work planned for my property, and I will absolutely be contacting D&J again.

Grosse Pointe Park Permits & Codes Handled For You

We take the permit work off your plate before any excavation starts. Our team handles the paperwork with the Grosse Pointe Park Building Department, pulls the required Dumpster and ROW permits through https://www.grossepointepark.org/250/Permits-Applications, and files the Miss Dig request at https://www.missdig811.org/ so underground utilities get marked before a shovel or machine touches the ground. That keeps the drainage project organized, cuts down on delays, and lets the property manager stay focused on operations instead of chasing forms, approvals, and utility tickets.

Frequently Asked Questions about Site Drainage in Grosse Pointe Park

When should we schedule drainage work?

Late summer and early fall usually give us the best window because the ground is stable enough to read grades correctly and make clean corrections. In Grosse Pointe Park, that timing also helps avoid freeze-thaw pressure that can turn a small runoff problem into a bigger repair bill.

How do you keep our business open during the project?

We phase the work so trucks, tenants, and customers still have access while we correct the drainage. That means clear access routes, short work zones, and sequencing around your busiest hours instead of shutting down the whole site.

How do you prevent winter weather damage?

We focus on getting water off the pavement before cold weather locks it in place. That means fixing low spots, keeping outlets clear, and correcting grade so meltwater does not sit there, freeze, and break up the base in Macomb.
