We stay active on commercial properties across Mount Clemens, handling lot upkeep where traffic, weather, and drainage wear show up first. Use the map and project pins below to review recent jobs and judge our field experience by the lots we maintain.

Commercial Properties We Service in Mount Clemens

We maintain commercial lots across Mount Clemens by matching upkeep to how each site actually gets used, because the wrong maintenance timing causes faster wear, access problems, and avoidable liability.

  • Retail Centers & Plazas, where clear striping, ADA routes, and crack control keep customer traffic moving and help owners stay ahead of access complaints at entrances and crosswalks.
  • Industrial Parks & Warehouses, where heavier truck loads punish weak pavement fast, so surface repairs and drainage fixes have to protect load-bearing areas before edges break down.
  • HOAs & Multi-Family Complexes, where parking turnover, curb stress, and resident safety depend on keeping potholes, ponding, and faded markings from turning into daily problems.
  • Municipal & Institutional Facilities, where public access, pedestrian circulation, and consistent pavement condition matter because small failures can create bigger operational and compliance issues for staff.

Built for Michigan Weather: Our Mount Clemens Parking Lot Maintenance Standards

Our lot maintenance lasts longer in Mount Clemens because we fix the failure points that let water and traffic do the damage. We start with drainage, since standing water cuts pavement life fast. Then we check the sub-base, because a weak foundation will break apart no matter how good the surface looks. We also use materials that hold up through Michigan freeze-thaw cycles, so cracks do not reopen after the first cold snap. That approach keeps property managers from paying for the same repair twice and pushes major work farther down the road.

  • Drainage first: We correct low spots and runoff paths so water leaves the lot instead of soaking into joints, cracks, and edges. That reduces soft spots, potholes, and repeat patching.
  • Base support: We evaluate and rebuild failing sub-base areas before surface repairs go down. A stable base carries traffic better and prevents early settlement that turns into larger repairs.
  • Freeze-thaw ready: We choose repair methods that fit Michigan weather, so repaired areas can handle expansion, contraction, and winter moisture without breaking apart early. That saves money by extending service life.

Common Parking Lot Maintenance Projects We Handle in Mount Clemens

  • Retail centers along the Gratiot corridor usually call us after turning lanes polish smooth, cracks open at the stall rows, and water starts sitting by the curb. We clean the failed joints, cut out broken pavement where the base has softened, patch the section back to sound edge, then reset striping so traffic paths stay clear and drivers do not keep grinding the same weak spots.
  • At industrial yards near Crocker Boulevard and Cass Avenue, the problem is heavier axle loads and tighter turning movements. We deal with broken corners, settled slab edges, and drainage that pushes runoff across loading areas by rebuilding the damaged sections from the base up, correcting slope where needed, and sealing active joints before water works deeper into the pavement structure.
  • Property managers handling ADA updates around downtown Mount Clemens often need more than fresh paint. We rework slopes at entrances, fix trip points at walks and stalls, replace faded markings where access routes have worn out, and bring the lot back into a usable layout without creating new ponding or pavement stress at the ramps and crossings.

D&J did a great job on our facility parking lot when we were in need of some asphalt catch basin repairs. They were professional, accommodating to our traffic needs, quick and thorough with the repairs, and back promptly after a week to retrieve their barriers. Their quote process was easy, and their pricing was incredibly reasonable for the work done. We are very pleased with D&J and recommend them highly.

D&J Contracting is a fantastic vendor. I manage a very large portfolio of retail stores and they are in my top 1% of all vendors. I give them my MOST enthusiastic recommendation. They care, they provide the best quality and customer service out there. Always go above and beyond and even take on special projects that are outside their main scope of work when I'm in a pinch. No job is too big or too small for them!

Nothings but professionalism, everything done as requested and on time.
My project involved multiple services and pulling permits and I had several quotes and most companies don’t offer multiple services or don’t pull permits and you have to do it yourself.
D & J is the only company who takes care of city permits and takes care of all the services you need from start to finish. They also update you on everything, keep you in a loop and confirms everything with you.
In our specific case we needed a curb cut, driveway leveled and parking lot sealed and coated so low sports vehicles can safely pull in without scraping the bottom and D & J did it so well you can pull in even on skateboard now.
Highly recommend D & J, top quality, smooth process.

D&J was one of several companies I contacted for a quote to pave my 100’ driveway in May/June of 2021. They delivered a competitive quote, and I was further impressed by their professionalism and quick correspondence. After I hired D&J for the job, they came out to my residence within two weeks and paved my driveway in a single day. The driveway looks fantastic! The crew who paved it was friendly and quick-working, and the driveway is perfectly flat and slopes toward the road so there is no significant puddling (the attached photo is moments after a hard rain). It has been about four months since installation, and the driveway still looks impeccable. I was also contacted by D&J after the work was completed to ensure I was completely satisfied. I’ve had the misfortune of dealing with several subpar contractors in the construction industry in the recent past—but D&J is an exception to the rule. They were competitive, responsive, professional, and focused on quality and customer satisfaction. I was left very impressed. I have some future site work planned for my property, and I will absolutely be contacting D&J again.

Mount Clemens Permits & Codes Handled For You

We take the permit work off your plate before the crew rolls in. For a project in Mount Clemens, that means we handle the paperwork with the Building Department, pull any required Dumpster or ROW permits, and clear MissDig before any excavation starts. That sequence keeps utility conflicts out of the job, avoids delays at the curb, and lets your team stay focused on tenants, deliveries, and daily operations while we manage the regulatory side of the lot.

Frequently Asked Questions about Parking Lot Maintenance in Mount Clemens

When should we schedule maintenance?

The best window is spring through early fall, when temperatures stay stable enough for crack sealing, patching, and striping to cure properly. In Mount Clemens, we also look at tenant traffic and delivery schedules so the work lands in a slower stretch instead of forcing extra downtime.

How do you keep our business open during the project?

We phase the work so one section stays open while another gets repaired, and we set access routes before the crew starts. That keeps customers moving and cuts down on lost revenue from a full lot shutdown.

How do you prevent winter weather damage?

We stop water from getting into open cracks and failed joints before freeze-thaw cycles can widen them. Once winter hits Macomb, small openings turn into bigger breaks fast, so early sealing and drainage correction save money later.
