Parking Lot Maintenance in Grosse Pointe Woods, MI

D&J Contracting is Grosse Pointe Woods’s local choice for commercial parking lot upkeep. We bring 38 years in Southeast Michigan, and we use that field time to catch cracking, edge loss, and drainage trouble before they turn into base failure.

We focus on the parts that drive long-term cost: traffic wear, ponding, and freeze thaw movement. That keeps lots functional for owners working near Mack Avenue and the I-94 corridor.

Commercial Properties We Service in Grosse Pointe Woods

Different sites fail in different ways, so we match maintenance to how each property actually gets used in Grosse Pointe Woods.

  • Retail Centers & Plazas, where faded striping, cracked stalls, and broken ADA routes can slow traffic flow and create avoidable trip hazards at entrances and crosswalks.
  • Industrial Parks & Warehouses, where truck traffic, turning loads, and repeated braking punish the pavement and demand repairs that protect load capacity.
  • HOAs & Multi-Family Complexes, where clear drive aisles, stable edges, and controlled water intrusion help keep resident access safe and reduce complaint calls.
  • Municipal & Institutional Facilities, where orderly circulation, accessible parking, and long service life matter because the lot supports daily public use and strict compliance checks.

Built for Michigan Weather: Our Grosse Pointe Woods Parking Lot Maintenance Standards

Our lot maintenance lasts longer in Grosse Pointe Woods because we fix the parts that actually fail first. Water has to leave the surface fast, the base has to stay firm under traffic, and the repair work has to handle Michigan freeze-thaw cycles without opening up again after one winter. That approach keeps small defects from turning into full-depth repairs, which saves property managers from paying twice for the same area.

  • Drainage control keeps water from sitting in cracks, along curbs, and at low spots. Once water gets below the surface, it starts breaking down the base and drives up repair costs fast.
  • Sub-base preparation gives the pavement something solid to carry traffic on. If the foundation moves, patching only hides the problem for a short time and usually leads to another repair call.
  • Freeze-thaw materials hold up better through Michigan weather swings in Macomb. We use repair methods that stay stable through seasonal expansion and contraction, so owners get more life out of each maintenance dollar.

Common Parking Lot Maintenance Projects We Handle in Grosse Pointe Woods

  • Retail centers near Mack Avenue and Vernier often call us after the stall lines fade, potholes form in the wheel paths, and water sits at low points after rain. We start by cutting out failed pavement, patching the base where it has broken down, then sealing active cracks so moisture stops feeding the same problem. After that, we refresh striping and ADA markings so traffic moves cleanly and customers are not guessing where to park or walk.
  • Industrial lots along 8 Mile Road need a different approach because trucks punish weak edges fast. We look for settlement at dock approaches, broken joints, and concrete panels that have shifted under repeated loading. Our crew removes the damaged sections, rebuilds the support where needed, and resets the surface so forklifts, semis, and employee traffic are not fighting a soft spot every day.
  • Property managers in Grosse Pointe Woods also bring us in for ADA updates when layout changes or wear have made routes hard to follow. That usually means correcting stalls, access aisles, curb ramps, and path markings around entrances before an inspection or tenant complaint turns into a bigger issue. We rework the layout to match current use, keep slopes and transitions in line with site conditions, and make sure the lot functions for both traffic flow and compliance.

In-House Crews & Equipment for Grosse Pointe Woods Projects

Our Parking Lot Maintenance work in Grosse Pointe Woods stays in the hands of our own W2 crews, and every truck, cutter, and patching machine comes from our company fleet. We do not hand off site walks, crack sealing, patch repairs, or cleanup to subcontractors, which keeps the work tight, the schedule predictable for property managers, and the accountability tied to one crew from start to finish.

D&J did a great job on our facility parking lot when we were in need of some asphalt catch basin repairs. They were professional, accommodating to our traffic needs, quick and thorough with the repairs, and back promptly after a week to retrieve their barriers. Their quote process was easy, and their pricing was incredibly reasonable for the work done. We are very pleased with D&J and recommend them highly.

D&J Contracting is a fantastic vendor. I manage a very large portfolio of retail stores and they are in my top 1% of all vendors. I give them my MOST enthusiastic recommendation. They care, they provide the best quality and customer service out there. Always go above and beyond and even take on special projects that are outside their main scope of work when I'm in a pinch. No job is too big or too small for them!

Nothings but professionalism, everything done as requested and on time.
My project involved multiple services and pulling permits and I had several quotes and most companies don’t offer multiple services or don’t pull permits and you have to do it yourself.
D & J is the only company who takes care of city permits and takes care of all the services you need from start to finish. They also update you on everything, keep you in a loop and confirms everything with you.
In our specific case we needed a curb cut, driveway leveled and parking lot sealed and coated so low sports vehicles can safely pull in without scraping the bottom and D & J did it so well you can pull in even on skateboard now.
Highly recommend D & J, top quality, smooth process.

D&J was one of several companies I contacted for a quote to pave my 100’ driveway in May/June of 2021. They delivered a competitive quote, and I was further impressed by their professionalism and quick correspondence. After I hired D&J for the job, they came out to my residence within two weeks and paved my driveway in a single day. The driveway looks fantastic! The crew who paved it was friendly and quick-working, and the driveway is perfectly flat and slopes toward the road so there is no significant puddling (the attached photo is moments after a hard rain). It has been about four months since installation, and the driveway still looks impeccable. I was also contacted by D&J after the work was completed to ensure I was completely satisfied. I’ve had the misfortune of dealing with several subpar contractors in the construction industry in the recent past—but D&J is an exception to the rule. They were competitive, responsive, professional, and focused on quality and customer satisfaction. I was left very impressed. I have some future site work planned for my property, and I will absolutely be contacting D&J again.

Grosse Pointe Woods Permits & Codes Handled For You

We take the permit burden off your desk before crews touch the lot. Our office handles the paperwork with the Grosse Pointe Woods Building Department, pulls the required Dumpster and ROW permits through the city process, and coordinates Miss Dig before any excavation starts. That keeps utility marks, access rules, and job sequencing in order from day one, so you are not chasing forms while we are trying to move work forward. For a property manager, that means fewer delays, fewer surprises, and a cleaner path from site review to closeout.

Frequently Asked Questions about Parking Lot Maintenance in Grosse Pointe Woods

When should we schedule lot maintenance?

Spring and early fall are the best windows because temperatures stay steady and repairs bond better. In Grosse Pointe Woods, that timing also lets us catch cracks before freeze-thaw cycles drive water deeper into the base.

How do you keep our business open during the project?

We phase the work so traffic can keep moving, usually by sectioning off one area at a time and planning access around peak hours. That keeps customer stalls, deliveries, and employee parking usable while the work moves forward.

How do you prevent winter weather damage?

We seal active cracks before water gets in, clear drainage paths so meltwater leaves the lot, and repair weak edges before plows tear them up. That lowers spring repair costs because winter never gets a chance to widen the damage.
