Commercial Properties We Service in Utica

We maintain commercial pavement in Utica for property owners who need traffic control, drainage management, and a lot that stays usable under daily wear.

  • Retail Centers & Plazas, where clear stall lines, ADA routes, and crack control help keep customer access safe and reduce liability at entrances and crosswalks.
  • Industrial Parks & Warehouses, where heavier truck traffic demands edge repair, joint protection, and surface upkeep that supports load movement without fast breakdown.
  • HOAs & Multi-Family Complexes, where routine maintenance limits trip hazards, protects resident access, and keeps small defects from turning into expensive base failure.
  • Municipal & Institutional Facilities, where dependable pavement matters for public access, service vehicles, and long-term budget control across high-use lots.

Built for Michigan Weather: Our Utica Parking Lot Maintenance Standards

Our Parking Lot Maintenance lasts longer in Utica because we do the work in the order the pavement actually fails. First, we move water off the surface and out of the joints so it cannot keep softening the base. Then we correct weak support under the worn lanes and patch areas that have started to pump or settle. After that, we use repair methods that hold up through Michigan freeze-thaw cycles instead of chasing the same cracks every season. That approach keeps small defects from turning into full-depth repairs, which saves property managers real money by stretching out replacement work and cutting down on repeat calls.

  • Drainage first: Standing water finds every crack and low spot. We fix runoff problems early so moisture does not keep working into the pavement and base.
  • Base support: A lot fails fast when the sub-base moves under traffic. We rebuild weak sections before patching over them, which keeps repairs from breaking apart again.
  • Freeze-thaw mix: Michigan weather punishes thin or poorly matched repairs. We use materials suited for repeated freeze-thaw movement so the surface holds together longer and avoids early maintenance costs.

Common Parking Lot Maintenance Projects We Handle in Utica

  • Retail centers along Hall Road often call us after the drive lanes start raveling, the stall paint fades, and water sits at the curb returns. We section out the bad asphalt, rebuild the weak spots that keep opening under traffic, seal active cracks before they feed base loss, and restripe so customer flow stays clear.
  • Industrial properties near Mound Road usually need truck lane repairs where heavy turning loads break down edges first. We cut back the failed sections, correct the support underneath, patch to match the surrounding grade, and clean out drainage paths so runoff does not keep softening the same wheel paths.
  • ADA updates at older commercial lots around Van Dyke often come down to more than paint. Ramps settle, slopes drift out of tolerance, and access routes get blocked by broken pavement. We rebuild those transitions, correct trip points at walks and entrances, and refresh striping so the route works for daily traffic and inspection review.

In-House Crews & Equipment for Utica Projects

Our Utica lot work stays in house from the first walk to final cleanup. We send our own fully insured W2 crews and company-owned heavy equipment, so we control the cut lines, patch edges, traffic setup, and closeout without a subcontractor changing the plan halfway through. That keeps quality tight, schedules steady, and accountability direct for property managers who need one crew answerable for the job.

D&J did a great job on our facility parking lot when we were in need of some asphalt catch basin repairs. They were professional, accommodating to our traffic needs, quick and thorough with the repairs, and back promptly after a week to retrieve their barriers. Their quote process was easy, and their pricing was incredibly reasonable for the work done. We are very pleased with D&J and recommend them highly.

D&J Contracting is a fantastic vendor. I manage a very large portfolio of retail stores and they are in my top 1% of all vendors. I give them my MOST enthusiastic recommendation. They care, they provide the best quality and customer service out there. Always go above and beyond and even take on special projects that are outside their main scope of work when I'm in a pinch. No job is too big or too small for them!

Nothings but professionalism, everything done as requested and on time.
My project involved multiple services and pulling permits and I had several quotes and most companies don’t offer multiple services or don’t pull permits and you have to do it yourself.
D & J is the only company who takes care of city permits and takes care of all the services you need from start to finish. They also update you on everything, keep you in a loop and confirms everything with you.
In our specific case we needed a curb cut, driveway leveled and parking lot sealed and coated so low sports vehicles can safely pull in without scraping the bottom and D & J did it so well you can pull in even on skateboard now.
Highly recommend D & J, top quality, smooth process.

D&J was one of several companies I contacted for a quote to pave my 100’ driveway in May/June of 2021. They delivered a competitive quote, and I was further impressed by their professionalism and quick correspondence. After I hired D&J for the job, they came out to my residence within two weeks and paved my driveway in a single day. The driveway looks fantastic! The crew who paved it was friendly and quick-working, and the driveway is perfectly flat and slopes toward the road so there is no significant puddling (the attached photo is moments after a hard rain). It has been about four months since installation, and the driveway still looks impeccable. I was also contacted by D&J after the work was completed to ensure I was completely satisfied. I’ve had the misfortune of dealing with several subpar contractors in the construction industry in the recent past—but D&J is an exception to the rule. They were competitive, responsive, professional, and focused on quality and customer satisfaction. I was left very impressed. I have some future site work planned for my property, and I will absolutely be contacting D&J again.

Utica Permits & Codes Handled For You

We take the paperwork off your plate before the first cut is made. Our office works with the Utica Building Department, pulls the required Dumpster and ROW permits, and coordinates MissDig before any excavation starts. Just a clean start to the job and fewer surprises once crews hit the site.

Frequently Asked Questions about Parking Lot Maintenance in Utica

When is the best time to schedule this work?

Spring through early fall gives us the best window for crack sealing, patching, and striping because dry pavement and steady temperatures help the repairs hold. In Utica, we try to get ahead of the first hard freeze so small openings do not turn into bigger bills.

How do you keep our business open during the project?

We phase the work so one section stays open while another section gets repaired. That lets tenants, customers, and deliveries keep moving without forcing a full shutdown of the lot.

How do you prevent winter weather damage?

We stop water from getting into cracks and weak edges before freeze-thaw cycles start breaking them apart. Clearing drains, sealing joints, and fixing low spots early keeps winter from turning small defects into base failure across Macomb.
