Commercial Properties We Service in Warren

In Warren, we pave commercial properties that need more than a fresh surface. Each site has different load, traffic, and access demands, so the pavement has to support the business running on it.

  • Retail Centers & Plazas, where good asphalt keeps ADA routes, striping, and drive aisles usable for customers and delivery traffic.
  • Industrial Parks & Warehouses, where truck routes, dock approaches, and turning areas need a pavement section built for repeated heavy loads.
  • HOAs & Multi-Family Complexes, where parking lanes, fire access, and walk-up areas need stable pavement that limits trip hazards and standing water.
  • Municipal & Institutional Facilities, where schools, civic buildings, and public lots need durable surfaces that handle steady use and keep access points functional.

Built for Michigan Weather: Our Warren Asphalt Paving Standards

Our Asphalt Paving lasts longer in Warren because we build it to keep water out, hold the base steady, and stand up to freeze and thaw without breaking apart early. That matters on commercial lots where traffic loads change through the day and small failures turn into bigger repair bills fast. We look at drainage first, then the sub-base, then the surface mix. If those three parts work together, property managers avoid repeat patching, edge breakup, and premature resurfacing.

  • Drainage control keeps water from sitting in low spots or working into cracks. Once water gets below the surface, it starts weakening the base and turns a small issue into a larger repair.
  • Base preparation gives the pavement something solid to sit on. We do not pave over soft or uneven support, because that leads to settling, rutting, and early failure that costs more to fix later.
  • Freeze-thaw resistance matters here because Michigan weather pushes pavement hard. We use a mix and thickness suited for that cycle so the lot holds together longer and does not need constant repairs.

Common Asphalt Paving Projects We Handle in Warren

  • Retail lot resurfacing near 12 Mile and Dequindre: Property managers call after the top course starts raveling, wheel paths polish out, and traffic begins cutting the same turns every day. We mill the worn surface, inspect the base at entrances and cart routes, then place new asphalt at the right depth so customer traffic stops chewing through the lot.
  • Loading area rebuilds by Mound Road and 14 Mile: Truck traffic is hard on dock approaches, dumpster pads, and tight turning zones. We cut out failed sections, correct soft subgrade, and rebuild the section so it can take repeated axle load without pumping fines or breaking at the edges.
  • ADA and access updates near Ryan Road and 9 Mile: Property managers often need curb ramps, cross slopes, and walkway tie-ins brought back into line after patching or settlement changes the grade. We rework those areas with proper transitions, clean edges, and compaction that keeps trip points down and preserves access across the site.

In-House Crews & Equipment for Warren Projects

Our Warren asphalt projects stay in house from start to finish, with fully insured W2 crews running company-owned pavers, rollers, and support equipment on every job. We do not hand the work to subcontractors, so we keep tight control over base prep, placement, and compaction, which gives local property managers a clear schedule and one accountable crew from the first cut to final cleanup.

Warren Asphalt Reviews That Hold Up

D&J did a great job on our facility parking lot when we were in need of some asphalt catch basin repairs. They were professional, accommodating to our traffic needs, quick and thorough with the repairs, and back promptly after a week to retrieve their barriers. Their quote process was easy, and their pricing was incredibly reasonable for the work done. We are very pleased with D&J and recommend them highly.

D&J Contracting is a fantastic vendor. I manage a very large portfolio of retail stores and they are in my top 1% of all vendors. I give them my MOST enthusiastic recommendation. They care, they provide the best quality and customer service out there. Always go above and beyond and even take on special projects that are outside their main scope of work when I'm in a pinch. No job is too big or too small for them!

Nothings but professionalism, everything done as requested and on time.
My project involved multiple services and pulling permits and I had several quotes and most companies don’t offer multiple services or don’t pull permits and you have to do it yourself.
D & J is the only company who takes care of city permits and takes care of all the services you need from start to finish. They also update you on everything, keep you in a loop and confirms everything with you.
In our specific case we needed a curb cut, driveway leveled and parking lot sealed and coated so low sports vehicles can safely pull in without scraping the bottom and D & J did it so well you can pull in even on skateboard now.
Highly recommend D & J, top quality, smooth process.

D&J was one of several companies I contacted for a quote to pave my 100’ driveway in May/June of 2021. They delivered a competitive quote, and I was further impressed by their professionalism and quick correspondence. After I hired D&J for the job, they came out to my residence within two weeks and paved my driveway in a single day. The driveway looks fantastic! The crew who paved it was friendly and quick-working, and the driveway is perfectly flat and slopes toward the road so there is no significant puddling (the attached photo is moments after a hard rain). It has been about four months since installation, and the driveway still looks impeccable. I was also contacted by D&J after the work was completed to ensure I was completely satisfied. I’ve had the misfortune of dealing with several subpar contractors in the construction industry in the recent past—but D&J is an exception to the rule. They were competitive, responsive, professional, and focused on quality and customer satisfaction. I was left very impressed. I have some future site work planned for my property, and I will absolutely be contacting D&J again.

Warren Permits & Codes Handled For You

We handle the paperwork before the first saw cut, so you do not have to chase forms or city steps. For projects in Warren, we work through the Warren Building Department for the needed Dumpster and ROW permits, then coordinate MissDig before any excavation starts. That keeps utility locates in place, reduces avoidable delays, and lets your team stay focused on the property while we manage the regulatory side of the job.

Frequently Asked Questions about Asphalt Paving in Warren

When is the best time to schedule paving?

Late spring through early fall gives us the best window because the base dries out and compaction locks in properly. In Warren, that timing also cuts down on weather delays and keeps you from paying for rework after cold, wet ground moves.

How do you keep our business open during the project?

We phase the lot so customers and trucks can still get in and out, then we shift access as each section gets finished. That matters on busy sites near Schoenherr Road or 13 Mile, where a bad traffic plan costs more than the paving itself.

How do you prevent winter weather damage?

We stop water from getting into weak spots before freeze-thaw starts breaking them apart. That means fixing drainage, sealing open joints or cracks early, and rebuilding soft base areas before winter turns a small problem into a larger repair bill.
