We stay active on commercial paving work across Richmond, where property managers need pavement that holds up under truck traffic, turning stress, and freeze-thaw damage. Use the map and project pins below to review our recent jobs and see how we handle prep, placement, and finished surface performance in the field.

Commercial Properties We Service in Richmond

We build commercial pavement in Richmond for properties that cannot afford weak edges, ponding water, or surfaces that break down under daily traffic.

  • Retail Centers & Plazas, where stall layout, ADA ramps, and clear drive aisles keep customer access safe and reduce trip hazards at entrances and walks.
  • Industrial Parks & Warehouses, where truck turning, trailer loads, and loading dock traffic demand a stronger section that resists rutting and edge failure.
  • HOAs & Multi-Family Complexes, where parking lanes, guest spaces, and curb lines need to stay serviceable without constant patching or complaints from residents.
  • Municipal & Institutional Facilities, where schools, public buildings, and service yards need pavement that supports steady use, controlled drainage, and predictable maintenance planning.

Built for Michigan Weather: Our Richmond Asphalt Paving Standards

Our Asphalt Paving lasts longer in Richmond because we fix the parts that fail first, not just the surface you can see. We start by moving water off the lot so it does not sit in the base and soften the structure. Then we rebuild weak sub-base areas so the mat has something solid to carry on. After that, we place material that holds up through Michigan freeze-thaw cycles instead of breaking apart after one hard winter. That approach keeps property managers out of the repair cycle and cuts down on early patch work, edge failures, and repeat milling.

  • Drainage first: We shape runoff away from low spots, curb lines, and drive lanes so water cannot work into the pavement and start base failure.
  • Base prep: We correct soft or unstable sections before paving, which gives the new surface a firm foundation and helps prevent settling that leads to expensive repairs.
  • Cold weather mix: We use pavement built for freeze-thaw movement, so the surface resists cracking, raveling, and early breakdown during Macomb winters.

Common Asphalt Paving Projects We Handle in Richmond

  • Retail lot resurfacing, where managers need to keep customer traffic moving while fixing wheel path rutting, edge breakup, and tired looking pavement. We mill the failed surface, check the base at entrances and turning lanes, then place new asphalt at the right thickness so carts, delivery vans, and daily traffic do not chew it up again in one season.
  • Industrial yard reconstruction, common on sites that take trailer turns, forklift crossings, and repeated loading at dock approaches. We cut out weak sections instead of paving over them, rebuild the support layer where settlement has started, and compact the new mat in lifts so the surface can hold load without pushing or cracking back through.
  • ADA and access updates, often tied to parking reconfiguration after a tenant change or site review. We correct slopes at walks and curb ramps, reset transitions so water does not pond where people enter the building, and tie the new work into existing pavement cleanly so the site stays functional for inspectors and users alike in Richmond.

In-House Crews & Equipment for Richmond Projects

Our Richmond asphalt work stays in house from the first layout mark to final cleanup. We send our own fully insured W2 crews with company-owned pavers, rollers, and support equipment, so one team controls the base, placement, and compaction without subcontractor handoffs getting in the way. That keeps quality control tight, keeps the schedule honest for property managers, and leaves one crew accountable for the finished lot.

D&J did a great job on our facility parking lot when we were in need of some asphalt catch basin repairs. They were professional, accommodating to our traffic needs, quick and thorough with the repairs, and back promptly after a week to retrieve their barriers. Their quote process was easy, and their pricing was incredibly reasonable for the work done. We are very pleased with D&J and recommend them highly.

D&J Contracting is a fantastic vendor. I manage a very large portfolio of retail stores and they are in my top 1% of all vendors. I give them my MOST enthusiastic recommendation. They care, they provide the best quality and customer service out there. Always go above and beyond and even take on special projects that are outside their main scope of work when I'm in a pinch. No job is too big or too small for them!

Nothings but professionalism, everything done as requested and on time.
My project involved multiple services and pulling permits and I had several quotes and most companies don’t offer multiple services or don’t pull permits and you have to do it yourself.
D & J is the only company who takes care of city permits and takes care of all the services you need from start to finish. They also update you on everything, keep you in a loop and confirms everything with you.
In our specific case we needed a curb cut, driveway leveled and parking lot sealed and coated so low sports vehicles can safely pull in without scraping the bottom and D & J did it so well you can pull in even on skateboard now.
Highly recommend D & J, top quality, smooth process.

D&J was one of several companies I contacted for a quote to pave my 100’ driveway in May/June of 2021. They delivered a competitive quote, and I was further impressed by their professionalism and quick correspondence. After I hired D&J for the job, they came out to my residence within two weeks and paved my driveway in a single day. The driveway looks fantastic! The crew who paved it was friendly and quick-working, and the driveway is perfectly flat and slopes toward the road so there is no significant puddling (the attached photo is moments after a hard rain). It has been about four months since installation, and the driveway still looks impeccable. I was also contacted by D&J after the work was completed to ensure I was completely satisfied. I’ve had the misfortune of dealing with several subpar contractors in the construction industry in the recent past—but D&J is an exception to the rule. They were competitive, responsive, professional, and focused on quality and customer satisfaction. I was left very impressed. I have some future site work planned for my property, and I will absolutely be contacting D&J again.

Richmond Permits & Codes Handled For You

We handle the paperwork before crews mobilize, so the project does not land on your desk. Our team works directly with the Richmond Building Department, pulls the required Dumpster and ROW permits, and coordinates MissDig before any excavation starts. That keeps utility marks in place, reduces avoidable delays, and lets us manage the regulatory side while you stay focused on the property.

Frequently Asked Questions about Asphalt Paving in Richmond

When is the best time to schedule paving?

Late spring through early fall gives us the best working window because the base dries out and compaction holds better. In Richmond, that timing also cuts down on weather delays and keeps you from paying for rework later.

How do you keep our business open during the project?

We phase the work so trucks, customers, and employees still have a safe route in and out. That usually means sectioning off the lot, keeping access lanes open, and scheduling the roughest work outside your busiest hours.

How do you prevent winter weather damage?

We start by fixing drainage and weak base areas before they trap water and freeze. Once the surface is in place, tight compaction and proper edge support help reduce cracking, heaving, and early breakdown through winter.
