Commercial Properties We Service in St Clair Shores

In St Clair Shores, we pave commercial lots that have to carry traffic, meet access requirements, and stay structurally sound through freeze-thaw cycles.

  • Retail Centers & Plazas, where clean striping, ADA ramps, and solid drive aisles keep customer flow moving and reduce trip hazards at entrances.
  • Industrial Parks & Warehouses, where truck routes, turning loads, and delivery traffic demand a pavement section built for heavier stress and fewer breakdowns.
  • HOAs & Multi-Family Complexes, where parking areas, fire lanes, and walk connections need consistent grade control so water sheds off instead of working into the base.
  • Municipal & Institutional Facilities, where schools, civic sites, and public-access lots need durable surfaces that support daily use and stay serviceable under constant traffic.

Built for Michigan Weather: Our St Clair Shores Asphalt Paving Standards

Our Asphalt Paving lasts longer in St Clair Shores because we build the pavement to move water away, carry load from the bottom up, and survive repeated freeze-thaw cycles without opening early failure points. That starts before the first truck shows up. We check how the site drains, where the base is weak, and how traffic will actually use the lot. The result is a surface that stays out of repair mode longer, which saves property managers from patching cracks, fixing soft spots, and paying for work that should not have been needed in the first place.

  • Drainage first: We shape the lot so water does not sit on the surface or soak into joints and edges. Standing water shortens pavement life fast, and once it reaches the base, repairs get more expensive.
  • Base matters: We prepare a tight sub-base so the asphalt has real support under it. Weak base work leads to rutting, settling, and broken edges, which means more callbacks and earlier replacement costs.
  • Cold weather mix: We use paving methods suited for Michigan freeze-thaw cycles so the mat can handle expansion and contraction without splitting apart early. That keeps maintenance budgets steadier and pushes major repair work farther out.

Common Asphalt Paving Projects We Handle in St Clair Shores

  • Retail lot resurfacing near the lakefront corridor: Managers usually call after turning traffic starts polishing the surface, wheel paths rut, and corners break at the entrances. We mill the failed top, cut out soft areas around dumpster pads and curb returns, then pave back at the right thickness so delivery trucks and daily customer traffic stop chewing the lot up right away.
  • Industrial yard rebuilds off I-94 access routes: These sites take trailer twist, forklift traffic, and constant braking at loading doors. We do not just cover the damage. We open up weak sections, correct base failure where water has been sitting, and compact the new mat hard enough to keep settlement from showing through before the season changes again.
  • ADA and circulation updates for older commercial sites: A lot of properties still have uneven walks, broken transitions at ramps, or striping that no longer matches how people move through the site. We rework those areas during paving so slopes, tie-ins, and driving lanes make sense together. That keeps access cleaner for tenants and reduces trip points around busy storefronts in St Clair Shores.

In-House Crews & Equipment for St Clair Shores Projects

Our St Clair Shores asphalt work stays in house from layout to final compaction, with our own W2 crews running company-owned pavers, rollers, and support equipment on every job. We do not hand the work off to subcontractors, so the same team controls base prep, placement, and cleanup, which gives local property managers tighter scheduling, cleaner quality control, and one crew that owns the result from start to finish.

D&J did a great job on our facility parking lot when we were in need of some asphalt catch basin repairs. They were professional, accommodating to our traffic needs, quick and thorough with the repairs, and back promptly after a week to retrieve their barriers. Their quote process was easy, and their pricing was incredibly reasonable for the work done. We are very pleased with D&J and recommend them highly.

D&J Contracting is a fantastic vendor. I manage a very large portfolio of retail stores and they are in my top 1% of all vendors. I give them my MOST enthusiastic recommendation. They care, they provide the best quality and customer service out there. Always go above and beyond and even take on special projects that are outside their main scope of work when I'm in a pinch. No job is too big or too small for them!

Nothings but professionalism, everything done as requested and on time.
My project involved multiple services and pulling permits and I had several quotes and most companies don’t offer multiple services or don’t pull permits and you have to do it yourself.
D & J is the only company who takes care of city permits and takes care of all the services you need from start to finish. They also update you on everything, keep you in a loop and confirms everything with you.
In our specific case we needed a curb cut, driveway leveled and parking lot sealed and coated so low sports vehicles can safely pull in without scraping the bottom and D & J did it so well you can pull in even on skateboard now.
Highly recommend D & J, top quality, smooth process.

D&J was one of several companies I contacted for a quote to pave my 100’ driveway in May/June of 2021. They delivered a competitive quote, and I was further impressed by their professionalism and quick correspondence. After I hired D&J for the job, they came out to my residence within two weeks and paved my driveway in a single day. The driveway looks fantastic! The crew who paved it was friendly and quick-working, and the driveway is perfectly flat and slopes toward the road so there is no significant puddling (the attached photo is moments after a hard rain). It has been about four months since installation, and the driveway still looks impeccable. I was also contacted by D&J after the work was completed to ensure I was completely satisfied. I’ve had the misfortune of dealing with several subpar contractors in the construction industry in the recent past—but D&J is an exception to the rule. They were competitive, responsive, professional, and focused on quality and customer satisfaction. I was left very impressed. I have some future site work planned for my property, and I will absolutely be contacting D&J again.

St Clair Shores Permits & Codes Handled For You

We take the permit work off your plate before a crew ever opens the pavement. For projects in St Clair Shores, we handle the paperwork with the Building Department, pull the required Dumpster and ROW permits through the city application process, and coordinate MissDig before any excavation starts. That keeps utility marks, access approvals, and site timing under control while you stay focused on the property instead of chasing forms and phone calls.

Frequently Asked Questions about Asphalt Paving in St Clair Shores

When is the best time to schedule paving?

Late spring through early fall gives us the best window because the base dries out and compaction holds. In St Clair Shores, that timing also lowers the risk of weather delays and keeps you from paying for rework later.

How do you keep our business open during the project?

We phase the lot so customers and trucks still have a path in and out while we work. That means staging, clear access points, and section-by-section paving instead of shutting the whole property down.

How do you prevent winter weather damage?

We stop water from getting into cracks and weak edges before freeze-thaw can open them up. A sound base, proper drainage, and timely sealing keep small problems from turning into spring failures across Macomb lots.
