Commercial Properties We Service in Center Line

We design commercial drainage to match the demands of each site, from traffic flow to pavement loading and runoff control across Center Line.

  • Retail Centers & Plazas, where drainage has to keep parking fields dry, protect ADA routes, and reduce ponding near storefronts and walkways.
  • Industrial Parks & Warehouses, where heavy truck traffic, dock areas, and large paved yards need drainage that supports load capacity and limits base failure.
  • HOAs & Multi-Family Complexes, where controlled grading and positive outlet flow help protect drive aisles, sidewalks, and common areas from standing water.
  • Municipal & Institutional Facilities, where drainage has to handle higher public use, manage runoff predictably, and support safe access for staff, visitors, and service vehicles.

Built for Michigan Weather: Our Center Line Site Drainage Standards

Our drainage work lasts longer because we treat water as the problem before it becomes visible. In Center Line, that means shaping the site so runoff moves away from pavement edges, joints, and low spots instead of sitting there and breaking the structure down. We start with the base, not the finish. If the sub-base is loose or uneven, the system will move, settle, and fail early. We also build for Michigan freeze-thaw cycles, since trapped water expands, opens up voids, and turns small defects into repairs that cost property managers far more later.

  • Proper flow: We grade sites so water leaves fast instead of pooling near asphalt and concrete. That cuts down on soft spots, edge failure, and washout that lead to early patch work.
  • Solid base: We prepare the sub-base to carry load before we install drainage components. A stable foundation keeps pipes, basins, and surface grades from shifting and saves owners from repeat repairs.
  • Freeze-thaw ready: We use details that hold up through Michigan winters, where standing water turns into expansion damage. That reduces cracking, settlement, and the kind of maintenance bills that show up too soon.

Common Site Drainage Projects We Handle in Center Line

  • Retail lot resurfacing: Property managers call us before mill and overlay work so drainage does not get buried under new pavement. We reset low spots, adjust inlet elevations, and correct flow lines near storefronts and crosswalks. That keeps water off the surface and stops ponding from chewing up the fresh work.
  • Industrial yard repair: At truck courts and loading areas, broken flow paths create standing water, soft edges, and base failure. We regrade problem sections, tie in catch basins where runoff collects, and keep water moving away from dock aprons and concrete panels. In Macomb, that matters because heavy traffic will expose a bad grade fast.
  • ADA route updates: Managers often need drainage fixes tied to sidewalk or curb ramp corrections. We shape the surrounding grades so accessible routes stay usable without sending sheet flow across walking paths. The goal is simple: protect compliance work, keep trip hazards down, and stop runoff from undermining the slab edges.

In-House Crews & Equipment for Center Line Projects

Our Site Drainage work in Center Line stays in our hands from layout to final grade, because every crew member is a W2 employee and every machine on the job is company-owned. We do not hand off basin setting, pipe installation, or finish grading to subcontractors, which keeps quality control tight, schedules predictable, and accountability direct for the property manager who has to live with the result.

Trusted Site Drainage Reviews in Center Line

We have spent years solving drainage failures for commercial properties across Center Line, and the work holds up because we start with grade, flow, and outlet control before water has a chance to damage the base. Read the reviews below to see how property managers describe the results after we correct ponding, protect pavement edges, and keep runoff moving where it should.

D&J did a great job on our facility parking lot when we were in need of some asphalt catch basin repairs. They were professional, accommodating to our traffic needs, quick and thorough with the repairs, and back promptly after a week to retrieve their barriers. Their quote process was easy, and their pricing was incredibly reasonable for the work done. We are very pleased with D&J and recommend them highly.

D&J Contracting is a fantastic vendor. I manage a very large portfolio of retail stores and they are in my top 1% of all vendors. I give them my MOST enthusiastic recommendation. They care, they provide the best quality and customer service out there. Always go above and beyond and even take on special projects that are outside their main scope of work when I'm in a pinch. No job is too big or too small for them!

Nothings but professionalism, everything done as requested and on time.
My project involved multiple services and pulling permits and I had several quotes and most companies don’t offer multiple services or don’t pull permits and you have to do it yourself.
D & J is the only company who takes care of city permits and takes care of all the services you need from start to finish. They also update you on everything, keep you in a loop and confirms everything with you.
In our specific case we needed a curb cut, driveway leveled and parking lot sealed and coated so low sports vehicles can safely pull in without scraping the bottom and D & J did it so well you can pull in even on skateboard now.
Highly recommend D & J, top quality, smooth process.

D&J was one of several companies I contacted for a quote to pave my 100’ driveway in May/June of 2021. They delivered a competitive quote, and I was further impressed by their professionalism and quick correspondence. After I hired D&J for the job, they came out to my residence within two weeks and paved my driveway in a single day. The driveway looks fantastic! The crew who paved it was friendly and quick-working, and the driveway is perfectly flat and slopes toward the road so there is no significant puddling (the attached photo is moments after a hard rain). It has been about four months since installation, and the driveway still looks impeccable. I was also contacted by D&J after the work was completed to ensure I was completely satisfied. I’ve had the misfortune of dealing with several subpar contractors in the construction industry in the recent past—but D&J is an exception to the rule. They were competitive, responsive, professional, and focused on quality and customer satisfaction. I was left very impressed. I have some future site work planned for my property, and I will absolutely be contacting D&J again.

Center Line Permits & Codes Handled For You

We take the paperwork off your plate before a shovel hits the ground. For a project in Center Line, we handle the permit steps with the Building Department, pull any required Dumpster or ROW permits through the city process, and coordinate MissDig before excavation starts so underground utilities get marked first. That keeps the job moving in the right order and keeps the property manager out of back-and-forth with agencies, forms, and scheduling delays. Our job is to manage the regulatory side cleanly so you can stay focused on the site itself.

Frequently Asked Questions about Site Drainage in Center Line

When is the best time to schedule drainage work?

Spring and late summer usually give us the cleanest window because we can see where water is moving and where the grade is failing. In Center Line, that timing helps owners avoid rush work after freeze-thaw damage or before heavy fall rains start pushing water into the base.

How do you keep our business open during the project?

We phase the work so trucks, tenants, and customers still have a usable route while we cut in basins, pipe, and grade corrections. On most Macomb commercial sites, that means planning access first, then moving section by section so operations do not stop.

How do you prevent winter weather damage?

We focus on getting water out of low spots before it freezes and opens up cracks or heaves the surface. That means fixing outlet issues, correcting slopes, and keeping runoff away from pavement edges before cold weather sets in.
