Recent Site Drainage Projects in New Baltimore

We are active on commercial drainage work across New Baltimore, where runoff control has to protect pavement structure, not just move water off the surface. Use the map and the project pins below to review recent jobs and see how we handle grade correction, inlet placement, and problem spots in the field.

Commercial Properties We Service in New Baltimore

On commercial sites in New Baltimore, drainage work has to match the way each property loads, drains, and gets used. We size the fix for the traffic, access points, and failure points on the site.

  • Retail Centers & Plazas, where runoff has to stay off ADA routes, storefront walks, and parking stall edges so ponding does not create slip risk or break down paved access.
  • Industrial Parks & Warehouses, where heavy truck traffic and dock use demand stable grades, strong inlet placement, and flow paths that keep water out of the base under repeated loading.
  • HOAs & Multi-Family Complexes, where drainage has to protect drives, sidewalks, and common areas from standing water that turns into complaints, icing issues, and early surface failure.
  • Municipal & Institutional Facilities, where schools, offices, and public sites need controlled runoff that supports safe access, preserves pavement structure, and keeps operations moving.

Built for Michigan Weather: Our New Baltimore Site Drainage Standards

Our drainage work lasts longer in New Baltimore because we treat the water path, the base, and the surface as one system. If runoff does not leave the lot cleanly, it gets into joints, softens the support under the pavement, and starts the failure cycle early. We correct grade first, then build a stable sub-base that can carry traffic without pumping or settlement. From there, we use details that hold up through Michigan freeze-thaw cycles so small wet spots do not turn into spring repairs. That keeps property managers from paying twice for the same problem.

  • Water control keeps runoff off low spots, curb edges, and pavement seams before it can work down into the base and create costly early breakdown.
  • Sub-base prep gives the surface a firm platform under load, which reduces settlement, edge failure, and repeat patching after heavy traffic moves through.
  • Freeze-thaw planning uses drainage details that handle seasonal movement in Macomb so standing water does not split open cracks and force premature repairs.

Common Site Drainage Projects We Handle in New Baltimore

  • Retail resurfacing near Jefferson Avenue and 23 Mile: Property managers bring us in before mill and overlay work because the old surface usually hides shallow sags and dead outlets. We rework the grade, reset inlet elevations, and open a clean flow path so runoff leaves the driving lanes instead of sitting on fresh pavement and chewing up the edge.
  • Industrial concrete repair off Main Street and Washington: Loading areas take abuse from trucks, turning, and standing water. We correct the drainage first, then tie the repaired slab into a stable outlet plan so washdown water and storm runoff do not settle back against dock aprons, joints, or slab corners.
  • ADA route corrections near the downtown corridor: Sidewalk ties, curb ramps, and parking stalls need tighter grade control than most lots get. We shape the surrounding drainage so water moves away from accessible paths, keeps ice from forming at crossings, and protects compliance work from being undermined by ponding after a hard rain in Macomb.

In-House Crews & Equipment for New Baltimore Projects

Our New Baltimore drainage work stays in house from layout to final grade, with fully insured W2 crews running company-owned excavators, compactors, and support equipment on every site. We do not bring in subcontractors for basin setting, pipe runs, or finish grading, which keeps the standard tight, the schedule predictable, and the accountability clear for property managers who need one crew to answer for the work from start to finish.

D&J did a great job on our facility parking lot when we were in need of some asphalt catch basin repairs. They were professional, accommodating to our traffic needs, quick and thorough with the repairs, and back promptly after a week to retrieve their barriers. Their quote process was easy, and their pricing was incredibly reasonable for the work done. We are very pleased with D&J and recommend them highly.

D&J Contracting is a fantastic vendor. I manage a very large portfolio of retail stores and they are in my top 1% of all vendors. I give them my MOST enthusiastic recommendation. They care, they provide the best quality and customer service out there. Always go above and beyond and even take on special projects that are outside their main scope of work when I'm in a pinch. No job is too big or too small for them!

Nothings but professionalism, everything done as requested and on time.
My project involved multiple services and pulling permits and I had several quotes and most companies don’t offer multiple services or don’t pull permits and you have to do it yourself.
D & J is the only company who takes care of city permits and takes care of all the services you need from start to finish. They also update you on everything, keep you in a loop and confirms everything with you.
In our specific case we needed a curb cut, driveway leveled and parking lot sealed and coated so low sports vehicles can safely pull in without scraping the bottom and D & J did it so well you can pull in even on skateboard now.
Highly recommend D & J, top quality, smooth process.

D&J was one of several companies I contacted for a quote to pave my 100’ driveway in May/June of 2021. They delivered a competitive quote, and I was further impressed by their professionalism and quick correspondence. After I hired D&J for the job, they came out to my residence within two weeks and paved my driveway in a single day. The driveway looks fantastic! The crew who paved it was friendly and quick-working, and the driveway is perfectly flat and slopes toward the road so there is no significant puddling (the attached photo is moments after a hard rain). It has been about four months since installation, and the driveway still looks impeccable. I was also contacted by D&J after the work was completed to ensure I was completely satisfied. I’ve had the misfortune of dealing with several subpar contractors in the construction industry in the recent past—but D&J is an exception to the rule. They were competitive, responsive, professional, and focused on quality and customer satisfaction. I was left very impressed. I have some future site work planned for my property, and I will absolutely be contacting D&J again.

Our 3-Step Site Drainage Process for New Baltimore

  1. On-Site Evaluation, we walk the property, check grade breaks, ponding points, and outlet paths, then give a free estimate based on what the site actually needs.
  2. Permitting and Logistics Planning, we handle the permit steps, coordinate utility marking, and map access so crews can work without disrupting daily operations in New Baltimore.
  3. Execution and Cleanup, we set the drainage work to plan, restore the disturbed areas, and leave the site ready for traffic with no loose ends for your team to chase.

New Baltimore Permits & Codes Handled For You

We handle the paperwork before a shovel hits the ground, so your team does not have to chase forms or sort out field notices. For a drainage project in New Baltimore, we pull the required Dumpster and ROW permits through the Building Department, then file MissDig requests so underground utilities get marked before excavation starts. That keeps the job organized, reduces avoidable delays, and takes the regulatory burden off the property manager while we focus on grade, flow, and getting the site ready for work.

Frequently Asked Questions about Site Drainage in New Baltimore

When is the best time to schedule drainage work?

Spring and late summer usually give us the clearest picture of grade problems, ponding, and outlet flow. In New Baltimore, that timing helps keep repair scope tighter and avoids paying to fix problems after freeze-thaw has already worked the base over.

How do you keep our business open during the project?

We phase the work so trucks, customers, and employees can still get where they need to go. That means setting clear access routes, working in sections, and tying each step back to the site plan instead of tearing up more area than needed.

How do you prevent winter weather damage?

We start by getting water off the pavement before it can sit, freeze, and break up joints or edges. Good drainage keeps meltwater moving away from the base, which cuts down on frost heave and spring settlement costs later.

Standing water, soft shoulders, and broken flow paths do not wait for a better season, and the longer they sit, the more they work into the base. Call D&J Contracting for a free evaluation and quote in New Baltimore, and we will check the grade, outlets, and low spots before a small drainage issue turns into a bigger repair bill.
