Commercial Properties We Service in Madison Heights

We build concrete for commercial sites in Madison Heights that carry people, freight, and daily maintenance traffic. The slab has to match the property’s use, or it starts failing at the joints, edges, and drain lines.

  • Retail Centers & Plazas, where ADA routes, entry walks, and curb returns have to stay level so foot traffic does not get pinned by trip points or settled panels.
  • Industrial Parks & Warehouses, where dock aprons, loading areas, and truck paths need concrete that handles axle load without pumping out the base.
  • HOAs & Multi-Family Complexes, where sidewalks, stairs, and common-area pads must stay safe for residents while managing freeze-thaw movement and drainage off the walk line.
  • Municipal & Institutional Facilities, where public access areas need tight layout control, clean transitions, and durable placement that holds up under steady use.

Built for Michigan Weather: Our Madison Heights Concrete Contractor Standards

Our concrete lasts longer in Madison Heights because we treat the slab like a system, not a surface. We start with drainage that moves water away from the edges and joints, then rebuild the sub-base so the load has something solid underneath it. After that, we place concrete that fits Michigan freeze-thaw conditions instead of hoping standard mix and poor prep will hold up. That approach keeps property managers out of repeat repair cycles, since most early failures start below the finish where water, movement, and weak support do the damage.

  • Drainage first: We shape grade so runoff leaves the slab instead of sitting against it. Standing water works into joints, softens support, and turns a small crack into a bigger repair.
  • Base matters: We correct weak sub-base areas before placement. A tight base limits settlement and edge breakage, which saves money by reducing patch work and early replacement.
  • Freeze-thaw ready: We use concrete details built for Michigan weather, with joint layout and cure control that help the slab handle expansion and contraction without breaking apart early.

Common Concrete Contractor Projects We Handle in Madison Heights

  • Retail strips along 12 Mile and John R often need entry walks, curb returns, and small apron sections replaced after plow damage or settlement. We sawcut back to sound concrete, rebuild the base where traffic has pumped it loose, reset slope so water leaves the storefront, and place new joints where they control cracking instead of letting it run through the walking path.
  • Industrial yards near Dequindre and 14 Mile call for slab patches that can take forklift traffic without breaking at the edges. We remove failed panels full depth, correct soft subgrade before placement, tie new work into the existing slab where needed, and finish the surface so load transfer stays consistent under repeated wheel paths.
  • ADA updates around local medical offices and office parks usually start with trip hazards at sidewalks, ramps, and curb transitions. We rework grade to meet the route, replace settled panels that have lifted or dropped out of line, and keep joint layout tight so the walking surface stays stable for foot traffic in Madison Heights.

In-House Crews & Equipment for Madison Heights Projects

Our Madison Heights concrete work stays in the hands of our own W2 crews, and every crew member shows up under our standards, not a subcontractor’s. We bring company-owned excavators, saws, forms, and placement gear to the site, which keeps quality control tight, holds the schedule where we set it, and gives property managers one accountable team from sawcut to final cleanup.

D&J did a great job on our facility parking lot when we were in need of some asphalt catch basin repairs. They were professional, accommodating to our traffic needs, quick and thorough with the repairs, and back promptly after a week to retrieve their barriers. Their quote process was easy, and their pricing was incredibly reasonable for the work done. We are very pleased with D&J and recommend them highly.

D&J Contracting is a fantastic vendor. I manage a very large portfolio of retail stores and they are in my top 1% of all vendors. I give them my MOST enthusiastic recommendation. They care, they provide the best quality and customer service out there. Always go above and beyond and even take on special projects that are outside their main scope of work when I'm in a pinch. No job is too big or too small for them!

Nothings but professionalism, everything done as requested and on time.
My project involved multiple services and pulling permits and I had several quotes and most companies don’t offer multiple services or don’t pull permits and you have to do it yourself.
D & J is the only company who takes care of city permits and takes care of all the services you need from start to finish. They also update you on everything, keep you in a loop and confirms everything with you.
In our specific case we needed a curb cut, driveway leveled and parking lot sealed and coated so low sports vehicles can safely pull in without scraping the bottom and D & J did it so well you can pull in even on skateboard now.
Highly recommend D & J, top quality, smooth process.

D&J was one of several companies I contacted for a quote to pave my 100’ driveway in May/June of 2021. They delivered a competitive quote, and I was further impressed by their professionalism and quick correspondence. After I hired D&J for the job, they came out to my residence within two weeks and paved my driveway in a single day. The driveway looks fantastic! The crew who paved it was friendly and quick-working, and the driveway is perfectly flat and slopes toward the road so there is no significant puddling (the attached photo is moments after a hard rain). It has been about four months since installation, and the driveway still looks impeccable. I was also contacted by D&J after the work was completed to ensure I was completely satisfied. I’ve had the misfortune of dealing with several subpar contractors in the construction industry in the recent past—but D&J is an exception to the rule. They were competitive, responsive, professional, and focused on quality and customer satisfaction. I was left very impressed. I have some future site work planned for my property, and I will absolutely be contacting D&J again.

Frequently Asked Questions about Concrete Contractor in Madison Heights

When is the best time of year to schedule concrete work?

Spring through early fall gives us the best window for commercial slab and curb work in Madison Heights. The ground firms up, forms hold better, and fresh concrete cures with less risk of cold damage or wet subgrade delays.

How do you keep our business open during the project?

We phase the work so one access route, entry walk, or loading area stays usable while the rest is under construction. That keeps traffic moving and avoids shutting down operations for a repair that should have been planned around the site.

How do you prevent winter weather damage?

We start by fixing drainage and joint issues before freeze-thaw cycles get into the slab. Water is what does most of the damage, so we keep it off the edges, out of the joints, and away from weak base areas before winter sets in.
