Your Comprehensive Guide to Chip Sealing Commercial Properties

Your Comprehensive Guide to Chip Sealing Commercial Properties

Looking for a durable, cost-effective, and attractive solution for your commercial driveway? You’ve likely come across different paving options, but one stands out both for its unique aesthetics and impressive longevity: Chip Sealing. In this guide, we dig deep into the world of Chip Sealing, illustrating how it can be a game-changer for your commercial property.

Understanding Chip Sealing

Chip Sealing (also known as tar and chip or chip and seal) is a pavement surface treatment that combines layers of asphalt and crushed stone to create a textured and weather-resistant surface. The process begins with a layer of hot liquid asphalt, followed by aggregate chips spread evenly over the asphalt. A roller then compacts the chips into the binder. Once cured, the chip-sealed surface offers a rugged and robust finish that can withstand heavy traffic, changes in temperature, and different weather conditions.

Benefits of Chip Sealing for Your Commercial Property

Opting for a chip seal driveway has numerous advantages over traditional paving methods. We’ve detailed these benefits to help inform your decision:

Cost-Effective

Compared to other driveway solutions like concrete or traditional asphalt, chip and seal driveways are significantly more cost-effective. The materials used are less expensive, and the installation process is faster and more straightforward, which reduces labor costs.

Durability and Longevity

Chip seal driveways are known for being exceptionally durable and long-lasting. The process binds the asphalt and chips together, providing a strong, layered surface that is resistant to damage and can last for up to 10 years with regular maintenance.

Aesthetic Variety

Tar and chip driveways provide a charming, natural appearance that can complement any commercial property’s landscaping. The chips used can be selected from a variety of colors and styles, offering more customization than traditional asphalt.

Finding the Right Tar & Chip Driveway Contractors

Finding the right contractors to install your chip seal driveway is crucial. You want a team that has extensive experience with chip seal paving and a reputation for quality workmanship. Look for contractors who offer transparent pricing, a proven track record, and strong customer reviews.

About Shelby, Michigan

History

Shelby Township was set off by an act of the Michigan Territorial Legislature on April 12, 1827, and a civil government was organized the following May. It originally included the area that is now Sterling Heights, which was set off March 17, 1835, as the township of Jefferson, renamed to Sterling on March 6, 1838. Utica, located on the southern edge of the township, originally incorporated as a village on March 9, 1838, although that corporation was dissolved soon afterwards. The village of Disco (42°41′02″N 83°02′04″W / 42.68389°N 83.03444°W / 42.68389; -83.03444 (Disco)) was located at what is now the junction of 24 Mile Road and Van Dyke Road. and was platted in 1849. The community never incorporated, although the local high school, the Disco Academy, gained some local recognition and a post office named Disco operated from May 5, 1854, until July 31, 1906. Only a few homes and a namesake on old county road maps remain of this now forgotten historic place. See also: “The Lost Village of Disco” on the Shelby Township Historical Society website.
